*Land Title in Nigeria* WHAT IS A SURVEY PLAN❓ In the next few days, I'll focus mainly on the land TITLE documentation in Nigeria as it relates to real estate transactions. This is where so many INVESTORS and REALTORS get it wrong most times. My IG, FBK page, Linkedin, Tumblr & WhatsApp etc., will all be involved just to educate my followers because so many questions have been asked about this already what's a land title and what's not🙏🙏 In the first place, is SURVEY PLAN a land title❓ The answer is NO. It's capital no because anything that can not be transferred from one person to another can not be regarded as a Title. Like transferring of interest, right, ownership etc. So, the survey plan is just a status on the land - meaning that the boundaries of the property have been surveyed and mapped out by the surveyor concerned. So, now how do you explain the survey plan to your prospective buyer fully❓ It's simply a document that measures the boundary of a plot of land that gives an accurate measurement and description of that land. It's often termed a specialized map of a parcel of land, created by thoroughly examining and measuring the property in view. It focuses mainly on... 📍 the boundaries locations, 📍 building locations, 📍 physical features and the rest. A land survey plan shows explicitly the legal borders of the property registered. Who can create a survey plan? A licensed surveyor has to perform that with the full legal authority bestowed on him/her. Note: in Lagos State Nigeria, for example, survey issues are normally handled by surveyors and they are regulated by the office of the surveyors general of the State. A typical valid survey plan should contain all the following information: 1. The name of the owner of the land surveyed 2. The address or description of the land surveyed 3. The size of the land surveyed 4. The drawn-out portion of the land surveyed and mapped out on the survey plan document 5. The beacon numbers 6. The surveyor who drew up the survey plan and date it was drawn up 7.
