I’ve seen buyers get excited about a “1,000 sq. ft. apartment” only to find the actual usable space (carpet area) is just 700 sq. ft. That’s a big difference paying for 300 sq. ft. you can’t use! Knowing these terms helps you understand exactly what you’re getting, avoid surprises, and make smarter decisions whether you’re buying, selling, or investing. A little knowledge goes a long way understanding these areas can save money, make negotiations easier, and give confidence in every property decision. Leasehold vs. Freehold Area in Dubai

Dubai offers two main types of property ownership for buyers and investors: Leasehold and Freehold. 📍 Leasehold You don’t own the land, only the right to occupy the property. Usually granted for 99 years (renewable). Cannot sell the land, but you can sub-lease or rent the property. Common in older parts of Dubai. 📍 Freehold Area You get 100% ownership of the property and the land it’s built on. You can sell, lease, or pass on the property without restrictions. Designated areas where foreigners can buy freehold include: Downtown Dubai, Palm Jumeirah, Dubai Marina, Business Bay, JVC. Key Difference: Leasehold = long-term lease, but not full ownership. Freehold Area = complete ownership in specific zones open to all nationalities. This system gives investors flexibility, whether they want affordable long-term leases or full ownership with maximum control.

Here’s why: 1/ ROI doesn’t reflect the risk profile of the project. An 8% return in a volatile area isn’t the same as 6% in a stable, high-demand zone. 2/ ROI often ignores holding and exit costs. What are the legal fees, service charges, resale commissions, or transfer fees? They matter deeply. 3/ ROI doesn’t account for your personal goals. Are you investing for rental income? Capital appreciation? Short-term gains? Retirement? The answer changes everything. Real estate is personal. That’s why my job isn’t to sell numbers, it’s to help you see beyond them. When you understand the full picture, That’s when ROI becomes meaningful. So, no matter what field you’re in, do not think ROI is just a number. P.S.
