Miracle Morning SAVERS What does MM look like after 2+ years? I learned about MM over 4 years ago and practiced most to some degree every morning for around 6 to 9 months. These days: S - 10 mins calm guided meditation followed by another 10min or so silent meditation which may lead into visualization. A - I have these written out but only change it and start using it again when I want to improve on a limiting belief I've identified. V - as above and have a vision board I move around the home so it catches my attention. E - whatever exercise routine I feel like doing throughout the day. R - read, podcast, audiobook at least 15 mins a day - sometimes 1-2hrs - in the morning and throughout the day. S - I've stopped scribing into a diary, but... 1 - I practice gratitude (internally and by saying it) throughout the day now. 2 - Summarise learnings into Trello which is later shared on social media. 😁 #lifehacks https://www.instagram.com/p/CKyU6N7F6vX/?igshid=1k9796sc1739v

The "penthouse" bedroom in our 9 bed HMO. Plenty of room for a large double bed, desk, wardrobe, chest of drawers and sofa for a reading corner. Within a couple of weeks of marketing, the property is now fully tenanted! It was years ago when we had to negotiate extensions with Sold Subject to Planning when planning was rejected on not very valid grounds... we eventually got planning granted on appeal. #quicktips Generally speaking, if the project is simple, you can use an #architect. If the project is more challenging, work with a planning specialist / consultant. When submitting plans to the planning department, you can use relatively simple drawings. Some quick tips on property due diligence: 💷 If you want cash-flow/high yields, invest in the North of the UK. 📈 If you want capital growth, invest in the South of the UK £££ To ESTIMATE the market value of a property, check the SOLD comparables within 0.5 mile radius and properties sold in the last 1 year. Really understand your exit strategy and tenants / buyers 👪 - Who are they? - Why are they renting / buying? - What is their affordability? - Is there a backup strategy? You can get seriously hurt if you don't have the capital to buffer delays and challenges :skull_and_crossbones: As I've also discussed previously, when investing in properties, you should consider building your foundations with the strategies at the bottom - BTL. :house_with_garden: Move up when you've gained enough experience over time and have enough of a buffer to deal with the risks. Thanks to our good friend Ammy, Ky Le and I have been friends the moment she landed in London in 2005 and stayed at our flat in Baker St... Fast forward 15 years, I have so many things to be grateful for! 1. After having a very challenging corporate life, she embarked on her property investing journey in 2012 which had such a direct impact on my journey many years to come. To name a couple: * She answer 1001 questions I had in 2014 and helped me acquire my first BTL (and many more afterwards). * If Ben & Jess did not join(crash) my catch up dinner with Ky Le, I may not have invested with them, and thus, missing out on learning about Propertunities and being an apprentice. 2. Her personal growth journey inspires me to continue to learn more every day - events, books and podcasts. At our team meetings each week, it's so nice to hear about what she's learnt over the past week and how she's trying/testing things all the time. 3. Tips for looking for new builders: - Seek at least three quotes from different builders. - For those who you think you could work with, visit current or completed projects. You could also ask to speak to previous clients. - As a very rough rule of thumb, you could ignore the lowest and highest quote. - Remember that good builders usually busy and more expensive than other quotes you find. Three things that come to mind that helped me and could help others are: 1. #100goals exercise - a methodical and logical way organise your #lifegoals and make them so achievable. This, along with a number of other exercises, makes everything so achievable! 2. #Inspiring me to take action by asking thought-provoking #questions. The lesson I learnt was how important and powerful questions can be! 3. Why it's important to think #abundantly. Not alwsus negatively where opportunities will pass you by... What creative things do you do to help you achieve The Miracle Morning SAVERS? Three things I'd like to share are: 1. Being grateful all the time - what started as writing 3 into my journal every day, soon became daily and frequent practice - brushing teeth, at dinner table, before we sleep, etc. 2. Meditating or being present anywhere - from sitting on public transport or even just walking by reminding myself to be present and in the moment (without thoughts). . 3. Scribing what lessons I learnt yesterday or on reflection into Trello instead of in my journal. I then re-purpose the information and share on my social media platforms (Facebook, Instagram, LinkedIn) so that others can learn from them as well. Miles has a practical approach his work that allows his creativity to shine - To name a few, he's created beautifully presented investor proposals, easy-to-understand spreadsheets, created educational videos, edited project video tours, built and re-built our website, created our quarterly newsletters, and also looked at creative ways to find and structure new projects. I'm certainly on the opposite end of the spectrum when it comes to creativity! 2. "Financial Freedom in 1 week!" "No Money Down!" "Leave your job in 3 months!" Don't believe the hype in the #propertyinvesting world without doing your own due diligence!
