Une autre considération étant qu'il fallait a présent considérer Casablanca et Mohamedia comme étant un seul bloc et quasiment la même ville ou cette zone industrielle fait la jonction entre les deux
Donc non il n'y a pas poétiquement de travailleurs qui habitent sur leur lieux de travail, ni d'enfants qui jouent dans les parcs, les travailleurs arrivent par bus ou train
Ce qu'il y a par contre est une plateforme container beaucoup plus étendue, et une R322 que nous avons commencé a re router
Car la dernière considération étant que CPA a date c'est mieux, mais juste mieux
Cela n'a toujours rien a voir avec l'étendue d'infrastructure portuaires couplées a des ZI ailleurs, et le but étant que celle de Casablanca soit l'une des plus grandes, au monde

Et donc on en arrive graduellement a la réalité de CPA, qui est composé de 2 ports jumeaux, A et B, qui reste a dessiner
De même la ZI continue de façon rectiligne en lieu et place de la zone résidentielle initiale
Faisant du Port de Casablanca, a nouveau, le 1er employeur de la ville puisque CPA est gestionnaire et propriétaire de sa zone industrielle également et non pas uniquement de cette nouvelle plateforme containers
Plateformes hydrocarbures, bulk, au centre, des stop & go, et donc la oui effectivement nous sommes en présence de l'un des plus grands ports du monde, une infrastructure nécessaire a l'Afrique ainsi qu'a l'économie mondiale

In essence that area of port B is its railroad platform, exchanger, loading/unloading
so it is a bit coarse but we obtain a container platform in yellow, warehouses in orange and the rest is the industrial zone, and that is what we have to complete while rationalizing the industrial zone to obtain as many factories as possible
and because the plan has grown invasive we may abandon the rest except for a trucking platform at the tip
now fulfilling central stop & go platforms for 12 concurrent supertankers in total
a portion of docks in between is still exposed but these are mostly for ships that need short duration dock times, these platforms should do a good job at denting any incoming heavy seas
how about VTS or Vessel Traffic Services, monitoring and management, it brings us to DELTA, DELTA is a VTS platform and also a lighthouse, it sits at 260m above sea level and overlooks all of it
can you dock there not really, personnel is transported back and forth by helicopter and dispose of quarters in the structure
last but not least CPA disposes of large oil and LNG reservoirs since it has pipelines to its 8 stop & go platforms, where we can dispose them is something to figure out
where we put them allow for using massive seawater quantities in case of fire, and they are as far from residential areas as possible

but also the industrial zone itself is much more extensive and in two parts
it's a case of what is there and the short answer is not much vs if we are looking at a truly world class industrial zone well we have it, and that means hundreds of thousands of jobs in manufacturing
now it's not China and we don't have China's population, still it this infrastructure is a game changer for Casablanca and represents GDP points for Morocco
by CCB I guess, and maybe after all SONATRACH can be interested in having a pipeline to this Atlantic ocean deep sea port
and it's a bit of wonder that it does all this things, or a mixed transformation, stop & go for oil, gas or bulk, platform that can also terminate to either road, rail or air via Nouasser airport

how does stop & go function for bulk, well that means you are either loading/unloading, from/to, third party ships while docked, CPA has ships that can do that
and of course it is not Rotterdam because the business model is different, the business model of CPA as regards its industrial zone is drop your semi finished shipments pick them up 2 weeks after finished labelled and packaged
the other part of the business model has got to do with oil, gas and bulk cargo, mostly supplying resupplying
Rotterdam handles a lot of containers it doesn't transform what is in them, you cannot really beat Rotterdam at what it does or you have to become Rotterdam and it is not useful either to try, because global infrastructure is by nature globally distributed
the central area facing DELTA is so to speak the central avenue of the port for stop & go ships, they can come from any side but they have to exit through it
I think actually that applies to all ships and is the main benefit derived from operating twin ports as a single one
as such they are all facing the sea when outbound so it couldn't be safer
continued: the industrial zone could be much more, providing it disposes of warehouses which it does
and so finally we are looking at CPI, Casablanca Port Industrial zone, its net effect is to re route several roads around it but it looks doable if we abandon certain segments
central green area, we have to think worker conditions inside this industrial zone
as we complete this project we are going to propose a mass plan consisting of factories of different sizes, however the project revolves around a pool of industrials and what their actual needs are
ideally it's many factories of different sizes, some larger than others and diverse in their activities also
this is not auto plant stuff, basically we are looking at what China amongst others manufacture, and convincing them that we can become part of their manufacturing chain for exports in the EMEA and worldwide
textiles, electronics, home appliances, furniture, etc etc, packaging too is actually an activity of its own
anything consisting of parts that have to be put together by skilled, ie trained, workers
because CPI is next to a large port, labeling and packaging become possible, for FOB to anywhere, so that is the real strength of CPI it doesn't just transform semi finished products, it can also ship them by sea, rail or road
there is another aspect of it, you are not client of so and so, but client of CPI, who is looking at its workforce as a flexible trained workforce, now you're here we appreciate your business, but the next day they could be working for any other manufacturer in the same industrial pole without even changing seats
in other words you may be closing, relocating, but we're not
it could be or should be around 260K workers in total
manufacturers are a client for a volume of goods or man hours, in all it's different from being in a position where you depend on a client
today it's x tomorrow it's y that just business
continued: the area next to oil and gas tanks presented an asymmetrical shape, that we have resolved by making it a structure, it's not clear what it's for, either to house equipment or as a silo minerals not foodstuffs since it is next to the tanks
I think we have just completed the extensive rail infrastructure of the port, it's possible we see something take place inside the industrial zone
it's extensive for different reasons, it shortens loading/unloading times and it's dual use, for cranes and trains, yes trains can reach as far it makes a lot of sense to plan it as such from the start
typically you unload a container, place it on the dock and move it on a train's flat bed or load it on a truck
here we are taking loading it directly on freight trains from docked ships, so that should shove half of it maybe two thirds, with the third remaining being trucking
bulk same thing load/unload from the train to the ship or inversely
I get the sense that we are designing something for this new millenium and that Morocco can play a leading role in portuary infrastructure engineering
now how we can do that is like mentioned making it faster and more efficient to load and unload ships
Rotterdam has become saturated, we want to cut a deal to divert some, maybe a lot of it to CPA
basically we want the MENA and Africa segments, CPA could become Rotterdam N°2 that is something for Rotterdam Port Authority to consider
I think Maersk would want a large container platform facing the docks, with warehouses after that and a trucking platform in orange for containers that have cleared customs
also that CPA/CPI both have use for a consequent solar field to alleviate their energy bill
it's 2 distinct entities, CPA owns CPI
and so what is customs, anything that sit on the container platform or in warehouses is customs inspected but customs free, anything that enters the yellow band is taxable, anything that makes it to the orange trucking area is customs cleared
the port has a single entry/exit for road freight goods at its trucking platform, administration sailors quarters, supermarket and such on the other end
red warehouse and customs next to it is less pleasing, for impounded goods, standard international procedures, appeal, delay extension, past delay seized and sold, they make it to the orange area
duty free, the sailors supermarket, with international sailor passport, I think that area also disposes of a hospital, free of charge for up to 6 months or pending repatriation
it is important because CPA sets the standard for future Moroccan ports upgrades
continued: completing the ensemble we obtain 6 slots, warehouses and container lots attributed in a competitive biding process, ideally we are looking forward to have a shipping operator from each region of the world
key money should be 100M USD for the larger ones, well that's negligible considering how much CPA can cost to build, and quite frankly we don't want to do business with shipping companies that do not have that kind of money
solar field vs blue area, realistically all containers go to their shipping lots or warehouses or through customs in the orange zone and from there they are hauled on trucks
pragmatically containers can sit in the orange area for months, thus the blue area, customs gives you a reasonable delay to embark your container from the orange area, past that it's relocated to the blue area where you start to pay a daily fee for it
also we have a second silo as space allows, I do not know exactly how these asymmetrical silos can come out but their faceted pyramidal shapes should be interesting
we said phosphates but most of that is Jorf Al Asfar, maybe I am wrong in considering it cannot be grains, they are after all at a reasonable distance from oil and gas tanks
surely technology allowing they can be good and sound even surely ventilated, these two combined can hold massive volumes
continuing the rationalization we obtain a warehouse for the blue area, the open air blue area still makes sense, it is very large all of it, and it wouldn't make sense if it wasn't for a world class port and one of the largest
the major surprise when we bring up structures volumes is that customs have in fact gateways, that are equipped with scanners
continued: parking lot and cars area take place in front of the orange area
eventually the orange area should be enough for it to function also as open air container hold
whereas the blue area could become cold storage for foodstuffs, now that is something the infrastructure has lacked so far
it's extremely consequent in terms of capacity, well Morocco is an agricultural country, and there is the fishing industry, it serves for imports also
so it should dispose of a solar roof, next we have to better manage N1 that intersects, and come up with final, ie refresh Google maps background
next we have resolved access to docks for the industrial zone, so it has dedicated scanners
also access to platforms for some of the structures
and there has been a change of mind about the nature of this industrial zone
we said transformation, semi finished products, not auto plants, but what we have obtained is actually industrial plant size
Alsthom & suppliers for its largest plant in MENA, from there we can ship tramways and trains to all of the region, and in Africa through the continuation of road, rail and portuary infrastructure integration
why tramways why not cars, because we are nearing a future of efficient clean mass transportation, where people given the choice of taking the tramway or their cars for a destination serviced by the tramway will prefer the later
in that future roadways become less inside urban centers, so it's a long term outlook
with that said the proposition when we consider it looks oversized
so the second equipment supplier of interest is a shipping cranes manufacturer, again for the MENA & Africa market and worldwide these things can ship to anywhere
