Great little condo in a 1910 Manhattan, New York City, building. But, it's so small and the HOA is ridiculous, not to mention the parking. If the frontrunner for mayor of NYC can actually lower the cost of housing, maybe I can move there, b/c it is ridiculous. 2bds (so, they say), 2ba, 1,300sqft duplex asks $2.15m + $2,716mo HOA. (The HOA is self-managed, meaning that it's run by volunteers, and not a company- to save money.)
I would love a bright little place like this, but $2.15m????
I mean, really. Cozy fireplace and exposed brick wall. But, you basically have to place a (small) sofa sideways.

The kitchen is galley style with white marble counters. The oak cabinets have been painted, but it's a nice shade of blue and nicely done.

The primary bedroom has a nice built-in wall with a window seat and a skylight.
Bath #1 is a lovely shower room.
Bd. #2 is very small and is currently used as an art studio. It has a smaller skylight, but gets good natural light.
This is insane! It's a former carriage house built in the mid-1800s in New York City. They changed the street address to make it a part of the condo building next door. So, now it's a 3bd, 3ba condo priced at $7M and b/c it's part of a boutique condominium with 24/7 concierge services, a live-in resident manager, and only six units, you also pay a $6,777mo. HOA. (So, the concierge is in another building. How does that work?)
It has also been completely renovated.
Look at how tiny the living/dining room is. They also put in a huge skylight.
The kitchen is pretty nice. I like the marble (quartz?) backsplash and pale gray cabinetry. That concludes the 1st fl.
Then, you go up to the bedrooms.
The bedroom on this side is nice.
It has a lovely en-suite.

And, it also has a beautiful en-suite.
So, apparently, the 3rd bd. is down in the basement.
This is why I could never move across the bridge to NYC, b/c NYC is completely out of control. Here's a 3bd, 3ba, apt. in Queens, NYC, built in 1930. Bad enough that they want $1.248M for it, but the damned HOA is $4,015mo. How insane is that? Plus, you can't just buy it, you have to put in an application and get HOA board approval first. (I suspect I wouldn't get in, anyway.)
Look at the hike from the lobby, alone. Does the HOA provide a shuttle for grocery shopping days?

OMG, I want to live here. It's a unit on the top floor of the historic Police Building in Manhattan, New York City. Look at this place. It's 1bd, 1ba & is priced at $3,700,000 + $8,273 HOA fee (I'm thinking that's per year.)

So, it's one large open living area, like a loft. Exposed brick, beams, and lots of storage. The kitchen's beautiful.
It's a very low-profile kitchen with no upper cabinetry. The many cabinets are along the side walls, and there's a vintage library ladder to access them.
Since it's on the top floor, look at the bedroom in the rotunda. It's huge, too. You could make this at least into 2 more bds. I wonder why they made the ceiling rustic, though. There's another library in here to access the book shelves.
