When it comes to getting approved for a mortgage, a lender is going to look at every aspect of your financial situation. They’ll then make a determination of what they can lend you for your mortgage.

One of the things that has the BIGGEST impact on what you get approved for isn’t your income (though of course, that’s important!).

It’s actually your debt-to-income ratio (or DTI).

Think about it this way. 🤔

You bring in income every month, which is what you’ll use to pay your mortgage.

But if you have monthly debts you have to pay like:

- credit card payments

- student loans

- car payments

Lenders look at these debts and your income and then create your DTI ratio based on those figures. Typically, they won’t approve you for a mortgage unless your DTI is 43% or below. 💰

The lower your DTI, the more you’ll get approved for.
