Architecturally Remarkable: New Jubilee House is quite a cute design kick! The 127 Society For Housing's new non-market affordable housing initiative @ 1099 Richards & Helmcken Streets. Offers 162 bachelor & one-bedroom suites, incl. 11 wheelchair accessible suites ~> helps ease housing crisis pressure in a city notorious for unaffordable rents & high real estate values. Opened 2016: * Construction by Brenhill Developments, * Design by GBL Architects. ______\_______ 127 Society currently operates 3 apartment buildings in Vancouver’s Downtown South/ Yaletown neighbourhood & provides low-end of market to non-market rental homes for 334 tenants. 127's first building, "Jubilee House", opened 1986, across the street. Unfortunately "Old Jubilee" suffered unrepairable structural problems; (not uncommon of certain buildings constructed in rushed period leading up to Expo'86) ... on original site where old Jubilee House once stood, a much taller luxury tower will rise/ overlooking Emery Barnes Park. My guess is a Development Density bonus transfer helped subsidize the New Jubilee House's #construction New Jubilee House, built directly across is quite a snazzy "skookum"!replacement #building ... #housing all previous 87 low-income tenants of Old Jubilee (incl. 11 handicapped /special needs) + extra 75 low-income/ low-end-of-market tenants. The income stream from these "low-end-of-market" units helps subsidize rents for tenants on lowest incomes, needing non-market rental rates. Since original CMHC subsidy decreases each year; by 2021 end of subsidy. This self-sustaining subsidy program essential for long term.
