How to Get the Right Real Estate Agent and Why
Finding the right agent in the right town
When it comes time to buy or sell real estate your best bet is using a professional. Trying to buy or sell or invest in real estate on your own can get confusing and there’s a lot of legal jargon that you may not understand. Making a mistake can cost you a lot of money or lawsuits in the future if you don’t know exactly what you’re doing. Real estate agents are required to pass exams and take continuing education courses so that they are fully aware of all the tax laws and real estate rules that can change on a yearly basis.
Many real estate buyers and sellers simply think that they can look for homes on their own or try to sell first by themselves. While this is true, the amount of time and effort that goes into conducting your own real estate search can actually cost you money in the long run.
Let’s take a look from a buyer’s perspective; if you’re purchasing a home and you start searching online by yourself, you can certainly find lots of information. But, deciphering a lot of that information makes it confusing. You may not know exactly who to talk to about submitting an offer, with the right paperwork is, and you may end up having the listing agent be the buyer’s agent as well which can be tricky in and of itself. When you use the listing agent for the property that you’re purchasing, that agent’s sole responsibility is finding you and selling that particular property. Their interest is into the seller first and the buyer second. Their priority lies with the seller and selling the home for as much profit as possible.
If you find a dedicated buyer’s agent ahead of time, it takes the pressure off of touring open houses, getting numerous calls from listing agents, and the uncertainty of wondering whether the agent is working for you or the seller. A buyer’s agent specifically works with buyers exclusively. They help buyers find the right home, negotiate for them, provide all the necessary documents, explain everything is you go, and work hard to get the right home at the right price for the buyer, not any one particular seller.
Now let’s take a look from the seller’s perspective; if you’re selling a property you may think you could save money by trying to do it yourself. But the days of putting a yard sign in the front lawn and hoping buyers will drive-by is long gone. Sellers are struggling to sell their homes and if you don’t price the home right the first time, you may end up sitting on the market much longer than anticipated. At this point, sellers only recourse is to drop the price little by little until they’re probably farther lower than they ever thought they go. If a buyer brings their own buyer’s agent you will probably have to pay commission anyway.
When the listing agent takes a property, they research through hundreds of comparables and recently sold properties to find the right price for your home. Listing agents can help you stage, see your home in a new light, and offer advice on how to sell quickly and efficiently. In the end, pricing it right may get more buyers in the door and more offers on the table saving you the money that you would’ve been spending for commissions anyway.
