🏡 5 things I wish I knew before buying my first home (save this)
If you're thinking about buying in the next 1–2 years, these would have saved me a LOT of stress:
1. You don't need 20% down. FHA loans require as little as 3.5%. Some conventional loans go as low as 3%. The 20% myth is keeping so many people from even trying.
2. Pre-approval ≠ pre-qualification. Pre-qual is just an estimate. Pre-approval means a lender actually verified your income, credit, and assets. Sellers won't take you seriously without it.
3. Budget for closing costs. Most buyers forget this. Closing costs run 2–5% of the loan amount — that's an extra $5,000–$12,000 on a $250k home, due at closing.
4. Your state probably has assistance programs you don't know about. Grants, forgivable loans, down payment help — real money sitting unclaimed because buyers don't know to ask.
5. The number your lender approves you for is NOT your budget. They'll often approve you for more than is comfortable. Build YOUR budget first, then go to a lender.
