New Sod in Toronto: 9 Checks Before Installation Day
A successful sod project starts before the first roll reaches the property. Homeowners should confirm how the yard drains, what lies beneath the existing lawn, whether old turf and debris will be removed, how much usable soil is available, whether underground utilities must be located, and how the new lawn will be watered. The goal is not simply to cover bare ground. It is to create close soil contact, stable grading and a realistic care plan so the sod can root evenly through Toronto’s wet springs, hot summer stretches and freeze–thaw seasons.
Fresh sod creates an immediate visual change, but it is not a decorative mat that can be placed over any surface. Turf is a living system that depends on the soil below it, the way water moves across the property and the care it receives after installation.
Before accepting a quote or setting an installation date, use these nine checks to make the scope clearer and reduce avoidable surprises.
1. Decide Whether the Lawn Needs Replacement or a Smaller Repair
Start by identifying why the existing lawn is failing.
A few thin patches caused by shade, pet traffic or temporary damage may not require full replacement. Widespread unevenness, compacted soil, persistent weeds, construction disturbance, poor drainage or repeated patching without lasting improvement may justify rebuilding a larger area.
Walk the property and note where conditions change. A sunny front lawn, shaded side yard and heavily used backyard may need different decisions. Photograph problem areas after dry weather and again after rain. That comparison can reveal whether the issue is appearance, drainage, compaction or wear.
A good quote should address the reason for replacement, not just the square footage of green material.
2. Check Where Water Goes After Rain
New sod will follow the shape of the ground beneath it. If the yard already holds water, slopes toward the house or contains soft low areas, sod will not correct those conditions.
Look for ponding near foundations, patios, downspouts, walkways, gates and fence lines. Also check whether runoff crosses a neighbouring property or collects where people and pets regularly travel.
Toronto property standards require yards to be graded and covered in a way that helps prevent recurring ponding, unstable soil and erosion while directing surface water away from buildings. That does not mean every lawn needs a major drainage system. It does mean obvious grade problems should be identified before soil and sod are added.
Ask whether the scope includes minor levelling, broader grade correction, soil removal, a swale, downspout adjustment or another drainage measure. These are different tasks and should not be hidden inside a vague “prep” line.
3. Confirm What Will Be Removed
New sod should not be laid over an unstable mix of dead turf, thick thatch, weeds, roots, rubble and compacted fill.
The quote should explain whether the crew will strip the old lawn, remove visible weeds and debris, excavate unsuitable material, haul waste away and protect nearby hardscaping or planting beds. Ask what happens if buried concrete, stones or other obstructions are found.
This matters on renovated Toronto properties where previous work may have left fill, mortar, gravel or compacted access routes below the lawn. It also matters beside new patios, pools and walkways, where finished heights must meet cleanly.
A clear removal plan makes the replacement soil quantity and final grade easier to evaluate.
4. Review Soil Depth, Condition and Compaction
Sod needs a prepared rooting zone, not a dusting of dark soil used only to improve appearance on installation day.
Ask what type of soil will be added, how the amount will be calculated and how the crew will prepare it. Heavy clay, sandy fill, compacted subsoil and recently disturbed construction areas behave differently.
The final surface should be firm enough to avoid deep footprints but not packed so tightly that roots and water cannot move into it. Large clods, sharp stones and abrupt soft spots should be corrected before the sod arrives.
Be cautious with one-size-fits-all amendment claims. Lime, gypsum, compost or fertilizer should be used for a clear reason rather than added automatically.
5. Protect Utilities, Irrigation and Private Lines
Sod replacement can involve more than shallow raking. Turf removal, cultivation, edging, grading, drainage work and irrigation adjustments may disturb the ground.
Ontario One Call states that homeowners, or contractors acting for them, must submit a locate request before excavation on public or private property and advises doing so at least five business days before digging. Public locates do not identify every private line.
Tell the contractor about irrigation pipes, landscape lighting, pool equipment lines, detached-garage power, barbecue gas lines, invisible pet fencing and drainage pipes. Confirm who will arrange public and private locates when required.
6. Measure Access Before Materials Arrive
Access affects labour, equipment choice, disposal and the condition of the surrounding property.
Measure gate widths and identify stairs, narrow side yards, shared driveways, overhead wires, air-conditioning units, basement windows, delicate pavers and areas that cannot support machinery. Decide where pallets, soil and removed turf can be staged without blocking neighbours or damaging the boulevard.
A small backyard may require wheelbarrow access even when the lawn area is modest. Ask how the crew will protect driveways, interlock, decks and planting beds, and how the site will be cleaned.
7. Match the Sod to Sun, Shade and Use
The best lawn for a quiet front yard may not be the best lawn for dogs, children, entertaining or a shaded side passage.
Describe how the area will be used. Note full-sun zones, afternoon heat, heavy shade, mature trees, salt exposure, repeated foot traffic and places where snow is piled. These conditions affect selection, establishment and long-term expectations.
A contractor should be willing to explain when grass is a poor fit. Deep shade combined with heavy traffic can remain difficult even with fresh sod. In some areas, a garden bed, path, mulch, groundcover or redesigned activity zone may be more practical.
8. Create the Watering Plan Before Installation
The first watering should not be improvised after the crew leaves.
Confirm that the property has enough hoses, sprinklers, water pressure and coverage for the entire lawn. Test the setup before installation day. Dry corners commonly occur behind sheds, beside fences and at the far end of long side yards.
The installer should provide a care plan that reflects weather, sun exposure, soil and the sod. New turf generally needs consistent moisture during establishment, but saturated ground can also create problems. A fixed schedule copied from another property may be unsuitable during extreme heat, heavy rain or cool fall weather.
Ask who is responsible for the first watering, how to check moisture beneath the sod, when traffic can resume and what signs should trigger a call. If irrigation is present, confirm that the zones reach the full area.
9. Put the Scope and Aftercare in Writing
A sod quote should make it possible to compare more than a price per square foot.
Look for the measured area, removal method, disposal, soil quantity, grading work, sod supply, fertilizer if used, rolling or tamping, edge trimming, first watering, cleanup and aftercare instructions. Access limitations and possible drainage work should also be identified.
Clarify who is responsible for approvals if work extends into a public right of way, affects protected trees or changes a larger drainage pattern. Requirements vary by property and municipality, so broad promises are not a substitute for a scope-specific review.
Also ask how weather delays, delivery and unexpected site conditions will be handled. Sod is perishable, and delivery should be coordinated with completed preparation.
A Practical Pre-Installation Checklist
Before installation day, confirm that you have:
photos and measurements of the full lawn area;
a clear explanation of why the old lawn failed;
a drainage and grading review;
a written removal and disposal scope;
the planned soil type and quantity;
completed utility-locate arrangements where digging is involved;
confirmed access and staging areas;
a sod choice suited to light and use;
a tested watering setup; and
written aftercare responsibilities.
