Sterling had been planning to buy it for years. He wasn't sure why. To demolish it? To say it was his and he had control of what happened to it? He was never quite sure and that's what kept him from it. However, with the Home gone he found himself with an excuse to finally go through with it. It wasn't exactly the grand romantic gesture he was used to providing for Chen. In fact, there was a distinct possibility this would go horribly sideways for both himself and for Chen.

The day before Valentines he had come home from the days spent locked in his office at SHIELD spiraling down a conspiracy theory rabbit hole. He slept with his wife in his arms, washed up, got dressed, made himself as presentable as possible given his current mental state, and loaded Chen into the car to drive her to a mystery location for her Valentine's Day gift. The walk from the car wasn't long but they soon found themselves standing on a small concrete basketball court, a few buildings in the background not far off, and Sterling removed his hands from her eyes.

He knew she would be confused and he was prepared to answer her questions, but first he wanted her to take in this spot, really take it in, before he revealed to her what he had done and where they were standing.
