Analyze. Anticipate. Offer. Read the tea leaves. Counter-offer. Read the room. Cajole. Run the data. Talk sense. Reason. Just when you are burnt stop & marvel at the beauty in the chaos. (at New York, New York)

All apologies New Jersey, but this is the best & funniest thing a client has said to me in weeks: “love the location, the building, the views (low enough to see trees and not see New Jersey). What do you think Jack?” (at Upper West Side)
“Maybe one day honey, we can even live right across from the park” How about making it Central Park? Our new exclusive listing at 140 Central Park West, is a beautifully renovated 2 bed 2 bath apartment on a high floor in a luxury prewar coop. This home features a brand new kitchen, new baths, and some of the best views New York has to offer. Buy this, and you will make Central Park your roll out of bed front yard. Just listed today. Happy 4th! (at Upper West Side)

Hmmm, let's see. The "Wheat Stalk Arches"? Nah. The "Navajo Sand Arches"? Hardly. The "Warmstone Arches?"? Not quite it. I guess we have ourselves some " Golden Arches" right here in Riverside Park. No carbs as well. (at Riverside Park Promenade)
Come on down. The first steps of the week should be inviting. Good morning from Riverside Park in NYC. (at Riverside Park Promenade)
There's this singular feeling that I love. I have been fortunate to experience it in a few different arenas. As a summer-camp kid, our ragtag underdog basketball team beat Camp Kinder Ring. Man - those kids had muscles at 13! As a young man, it happened working at record labels and breaking "impossible" artists who were told "no chance" over and over again. Later on, I experienced it in tech - when products shipped against impossible deadlines to great feedback. Sometimes, New York real estate feels just like this. Especially when you represent buyers. Searching, bidding, negotiating, getting to agreement, pulling the team together, financing, getting past the board --- it can feel like one big "us against the world" journey. But, when you see your buyer's face when the keys finally come across the table, and they know that NYC home is finally theirs....it feels incredible. 545 West End Ave closed yesterday. My buyer deserves a summer camp trophy, Grammy, & Y-Combinator award and grant all in one. Put another one on the board for the underdog.
The sun is up. The light is on. Good Morning from Riverside Park - NYC.
Took this yesterday on one of NYC's most beautiful corners. Convent Ave & 144th St / Harlem. Good Morning from NYC. (at New York, New York)

This is a parking space at Lincoln Towers, a co-op here on The Upper Westside, My coworker sold it. In a bidding war. For over the asking price. $110,000. Good Morning from NYC. (at New York, New York)
Title this street scene: "Not monkeying around? No Mickey Mouse efforts?? What the Duck???"....Real Spring temperatures have some Upper Westsiders in a whimsical decorating mood. (Pic by Natalie) (at New York City - Manhattan - Nyc)
Sun's out. Met's won last night. Off to a walk-through & a Closing this morning. Hope springs eternal. (Pic by Natalie - Riverside Park)...Good Morning from NYC. (at Upper West Side)
