What Does and Doesn’t Get Covered Under National House Building Council Warranty

National House Building Council Warranty

Although NHBC warranties typically last for ten years, sometimes your home may even be covered for 12 years if it is part of a shared ownership scheme or Housing Association property.
What NHBC Covers
The warranty starts to exist from the pre-completion stage. This means that if the builder who provided your new home in Preston becomes insolvent and is unable to complete your home; your warranty provider will reimburse your deposit up to 10% of the original purchase price or £100,000 whichever is lower.
Once your home has been built, the warranty gets split into two parts. In the first two years, your builder agrees to pay for rectifying problems that are not maintenance issues or wear and tear defects. Examples include faulty pipes leading to poor drainage. For the next eight years, your builder needs to take care of major problems which can be related to chimneys, roofs or external render.

What NHBC Does Not Cover
Your home is bound to go through some natural wear and tear. Naturally, these won’t be covered under your new home warranty. The warranty will also not cover any damages as a result of poor maintenance on your part.
