If you have HHD save data, you can link it to your New Leaf game to unlock “giant” items, orderable at the Nooklings catalog.
There’s a 9 page storage upgrade which is accessible from anywhere in your house that you can unlock by talking to Nook in Nook’s Homes.
There’s a campgrounds area in your town off to the side where NPCs show up with exclusive items in RVs. You can invite specific villagers by finding Wisp’s lamp in your town and scanning Amiibo cards/figures. All NPC items cost you MEOW Coupons, which is a new currency.
MEOW coupons can be earned by doing daily “town initiatives” which you can think of as little quests like “plant 3 apple trees” or “assess 5 fossils by next week”. You can also trade in MEOW Coupons for Bells.
You can shake trees with tools equipped now.
There are new Fortune Cookie items, two (Wii U and 3DS) of which unlock special minigames (think the NES games form the original, but these are exclusive games, not past Nintendo titles.)
You can interact with things while sitting down on a chair in front of them.
Glitches have been patched. This includes the infamous net glitch (I believe)
Social media features for quick posting to FB and Twitter have been added.
Wearing a Mii mask switches your skin color accordingly.
If you move in an Amiibo villager using the new feature, you can choose who to kick out. You can also use special Amiibo cards like Isabelle or Jingle to get their pictures.
Balloons now have more than just Balloon furniture in them.
Some NPCs have new animations, some villagers have new intro tunes.
You can hang clothing on walls now.
Once you have a second floor and the “storage expansion” thing I mentioned earlier, you can talk to Lottie at Nook’s Homes to unlock a furniture moving option in your own home similar to how it works in HHD. Makes decorating 10x easier.
Fertilizer was updated to give a better chance to grow back perfect trees.
Subtle changes to some lighting and textures.
