October 2013 Loomis Real Estate Home Sales

Currently we have 47 homes active Loomis Homes for Sale, 8 pending homes of which none are pending short sales (No pending homes over $1.0 million). 16 Loomis homes were sold in October, including a Cliff Stanwick Real Estate listing for $1,550,000. The million dollar plus market still has an abundance of inventory with 16 homes, the under $500,000 market still is selling but has a 3 month inventory. Heading into the holidays this is always a slow time for sales but with the low interest rates a "priced right" home will sell. September 2013 Loomis Real Estate Home Sales

Another month of steady sales, with 14 homes being sold in the month of September. Currently inventory is 31 homes, with most of the inventory above $500,000. Same story with homes selling quickly under $500,000, more time on market as the price increases and essentially very difficult to sell a home over $1,250,000. One mega sale of former Kings point guard Beno Udrih which took 2 years to sell and sold for 2.5 million cash.

Loomis Real Estate Homes Sold August 2013

Only 37 active listings for Loomis Homes for Sale so the inventory isn't growing, and the story of sales remains the same. The under $500,000 market is selling quickly, and the higher the price the less active the Buyers are. Homes over $1,000,000 are taking a year to sell especially priced above $1,200,000.

19 listings went into contract in August, 2013 with 12 homes under $500,000, 6 listings went into pending status up to a $1,000,000. Only one property over $1.0 million went  into contract.

Loomis Real Estate Homes Sold July 2013

Another month of higher prices across the board for Loomis Homes sold in July 2013. The Loomis Real Estate market usually peaks in July so sales should be slowing a bit as school starts. A price reduction might be in order if your home has been on the market for more than 45 days.

Currently the Loomis Real Estate market has 38 listings, 16 pending sales (2 of them short sales), and 18 sold homes as of July 31, 2013. 

In the under $500K market, we are still seeing some cash sales which makes it tough for the first time buyers. We had 10 sales, and three of them were cash sales. 6 of the homes sold in less than two weeks on market. There are currently only 6 listings in this price range. This is the most active segment in the Loomis market. 

In the $500K to $1.0M price range, There were 5 sales of which 3 were old short sales, one cash, and one with a loan. 15 homes are available for sale in this segment with days on market (DOM) of almost 2 months, and sold prices supporting $250/sq-ft. Three months of inventory right now.

In the $1.0M plus sales price, we had 3 sales with a top sale of $1.35M which seems to be the price support for Loomis luxury homes. There is another pending sale at $1.35M that I'll be watching. Inventory is definitely building with most of the inventory above $1.35M and very few sales above $1.5 million this year. Expect a home over $1.5M to take a year to sell.

Loomis California - Useful Information for Your Move

Elementary schools are K-8 with no middle schools, we have a charter school which follows the International Bacculaerate curriculum but H Clarke Powers is adding the IB program this year, and the High School for Loomis is Del Oro. Loomis Home Sales June 2013

Talk about a Sellers market. Inventory is now 35 homes down from 46 in May 2103. Under $500,000 market is moving quickly and currently there are only 5 homes under $500K listed as of this post. Of the remaining 30 homes currently listed 18 are over $1,000,000. We had one sale over $1,000,000 but it was a custom home, with two additional parcels (15 acres of property) you could build on and it was sold at $1,500,000 which is all the money for a home in Loomis.

Currrently, there are 20 pending sales of which two are short sales. June had 13 sales and here are the addresses, and sales prices.

Loomis Home Sales May 2013

Another month of increasing prices. Inventory is building especially in the over $500K price range. Loomis real estate currently has 46 active listings, 12 pendings (4 are pending short sales), and 16 sales. The sales are still fast and furious under $500,00 with 9 homes sold, 3 homes under million dollars and 2 homes over a million dollars. With 33 homes over $500K, 22 of which are over $1 million.  Simply put homes under $500K are in contract in less than 40 days, homes over $500K have almost 4 months of inventory, and homes over a million have 12 months of inventory. If your home is listed and over over 1.3 million there are no sales in the last 90 days. I'll talk about price support and what in means in in a week or two for luxury homes in Loomis.

Loomis Home Sales April 2013

Another month of sales and the prices are higher, with inventory building in the $500K+ price range. The inventory stands at 42 homes, with 31 homes over $500K. Short sales and bank sales disappearing from the sales and will continue to do so. Most if not all short sales selling for more than list price since banks are revaluing prior to approval. Pricing well gets your home sold fast with multiple offers. The $500K to $1.0M had no sales last month and is still the toughest sales point.

Loomis Home Sales March 2013

Currently in Loomis we have 34 Listings, and in March there were 14 homes sold. There were a couple of investor flips, two short sales, two bank sales, and the rest were what we call "traditional" but used to call normal.

The sales prices are going up, and if the home is pending in less than two weeks, the sales price is above the list price. Short sales and bank sales are also well over pending price. 

We also are working with about a third of the inventory we normally have at this time. This is causing several dynamics in this market to change. Short sales are virtually disappearing with Owner who would be sellers doing loan workouts.  Sellers, seeing Loomis home prices on the rise and lack of homes for sale,  are now entering the market and getting multiple offers. Listing prices per square foot for loomis homes are significantly higher than the end of last year.

If your a Buyer, the inventory is not giving you many options right now, my advice is to buy what you love and make the deal if it fits your budget.

$1,000,000+ Home Market in Loomis

This part of the real estate market in Loomis has been unbelievably strong and set as far as I know a best sale with a $3,300,000 sale in Kingmont.

In general, there has been very few sales over $1,500,000 in Loomis and this is still the case. We currently have 13 homes over $1,000,000 in Loomis with a total inventory of 32 Loomis homes as of this post. In my opinion, we have two markets in this town, under $500,000 and over $1,000,000. I'm taking a look at the high end homes in Loomis with this post.

We have 8 sales over a million in Loomis, Clos Du Lac leading all areas with 3 sales. Newer homes (2005 or later) are bringing the most money with 4 sales (4 between $1.2M and $1.515M) and of course the all time sale of $3,300,000. Simply put good houses are moving in the better end of the Loomis homes market

There is the Town of Loomis and there is the rest of Loomis which is the unincorporated Placer County including the mail zip code, 95650

I point this out because as fascinating as the Town politics become you have to live in the town limits to be a council member or to vote on any matter relating to the Town. Also property issues such as building or remodeling will dictate whether you go to the Loomis Planning Department or Placer County. I've found myself at the wrong place many times because of where I thought the city boundaries are. Furthermore, it seems the Town is more proactive about growth and development than the County. It may help you to decide where you want to live.

My Opinion - Loomis Home Values

Most of Loomis is rural in nature, the reality of a comparable property is they really are not comparable. Currently, there are very few properties listed (27 as of this post) and prices range from $130,000 to $3,800,000.

Most home buyers in Loomis look at Zillow for example for home values, most Sellers never look at Zillow values and don't want any mention of the "Z" word. "Zillow says your house is worth..." IMO the Zillow algorithm for values doesn't work in areas like Loomis with few sales and where land/lot size is a major component of value. 

So what is the "best" estimate of value for a home in Loomis?

No easy answer. As a buyer you need to look at a lot of property to ultimately determine what the home in Loomis is worth to you. When I bought here in 2002 (before I ever sold a house), I was definitely confused about pricing. No two homes on acreage are the same, for that matter no two lots are the same.  With very few sales to closely approximate a sale price you almost have to look at the sales and much like an appraiser make adjustments for improvements, upgrades, number of bedrooms, outbuildings, landscaping, lot size, landscaping, etc  If you are a Seller, I recommend you look at the recent sales and look at listed homes for sale in Loomis before pricing.

My agent in 2001 provided recent sales but it really didn't help except that every property under $500K was selling quickly. Funny how in 2013 the market is the same.
