Part 3: Pandemic Marketing Tools Checklist
Local is big business.
HubSpot reports that “72% of consumers that did a local search visited a store within five miles.” That could be a hungry college student looking for pizza to a recently relocated traveling nurse looking for a 3 month apartment rental.
Today, property management marketing has evolved. Its no longer waiting on the internet listing services (ILS) to handle the heavy online marketing. With marketing in a pandemic and dollars being a bit tighter, you either panic or see the opportunity lurking around the corner.
The previous blogs I discussed How the Housing Crisis Changed Multifamily Housing and How the Pandemic is Changing Multifamily Marketing. Today, I will give you some tools to help with your digital marketing efforts.
SEO
Ubersuggest
Ubersuggest is a cool tool that’s great for search engine optimization (SEO). The free plan gives robust features such as an web domain overview, keyword suggestions, and backlink data. For the non-SEO techs out there, there is a feature to generate content ideas. With content being king and many properties using social media, new ideas coupled with strategies could be a big asset to build brand awareness.
Moz
Moz helps marketers with keyword research, search engine audits, and competitive analysis. There is a free portal that gives access to exploring keywords and links, domain analysis, and reviewing your online presence. Another great feature of Moz is managing local listings. This tools empowers property marketers to manage listings on various directories such as Yahoo and Manta.
HubSpot
HubSpot is huge benefit for any interested in digital marketing. Their blogs and free tools truly set them apart as an industry leader. I have used them over the years to dive deeper in understanding digital marketing while using their free tools to help with presentations and managing campaigns. HubSpot also offers a robust SEO machine to manage your digital campaigns ranging from social media, SEO, landing pages, and so much more.
Social Media
Hootsuite
At your properties, you may be managing Facebook, Instagrams, YouTube, and now TikTok. Uploading content on each platform can be very tiresome. Hootesuite integrates with your social media platforms and allows you to schedule posts and videos. Also, you can monitor certain hashtags on various social media channels.
Buffer
Similar to Hootesuite, Buffer offers a platform to manage your social media channels. I am huge buffer fan because of its ease in scheduling posts and a very intuitive user interface.
Planoly
With Instagram continuing to become a dominant role in social marketing, Planoly is a great resource to manage Instagram. For the perfectionist, it allows you to pre-arrange your Instagram pictures for an awesome profile layout. Also, you are able to pre-schedule posts for your IG Stories.
Video
Canva
Canva is a great design tool to create anything from flyers to business cards. The strength of Canva is it’s meant for those folks that are not graphic designers. So if you need to create an open house flyer or materials for outreach, Canva is a great tool to add.
Photoshop Elements
Photoshop and Premiere Elements is for Photoshop beginners. Photoshop Elements is the image design tool while Premiere Elements is used for editing videos. Features vary for those that need guided help to graduating to the expert level. With using Elements, the combine costs are just over $100 versus monthly subscription packages for the Pro versions.
Pexels Stock Images & Video
As your property begins to dig deeper into digital marketing, stock images and videos are fantastic tools to add to your strategy. Instead of ripping images from Google that lack clarity, Pexels is a resource to download CCO compliant images/videos with high resolution.
Project Management
Trello
Whether planning an open house or putting together a content strategy, Trello is the perfect tool to manage your projects. Trello is project management software that allows teams to collaborate various projects into visual boards. So, the leasing team can have a set of boards regarding online marketing strategies while the service team can have boards regarding capital improvement projects.
Content Management
Feedly
Feedly is an RSS aggregator. Essentially, Feedly pulls web urls into topics that you designate. For example, you can pull the blogs, newsletters, and/or YouTube videos to a very competitive property across the street. Furthermore, it’s a great tool to follow thought leaders and subject matter experts.

Part 2: How the Pandemic is Changing Multifamily Marketing
The coronavirus has wrecked havoc on our daily lives. A simple handshake is no longer common. The gentle kiss from a love one is now distantly transmitted through wires to a LCD screen.
Within multifamily housing, leasing apartments has shifted overnight. The industry once lived off of great curb appeal, pricing, and a killer sales team to reach financial milestones.
Today, relationships are now built one byte at a time.
Re-imagining the Customer Experience
The traditional customer journey has been disrupted by the rapid deployment of technology. Most prospects don’t just randomly walk by apartments, instantly apply, and walk out with apartment keys. The shopping experience happens way before the prospect walks within the front door. Google reports that 83% of shoppers research online before going into a store. Moreover, consumers watch time for shopping-related videos has increased by 5X. Thus there is a shift from traditional focus on curb appeal, drive-by, and resident word of mouth to needing to add a substantial online presence.
Customer’s now are impacted by the Zero Moment of Truth (ZMOT). Nowadays, that learning can happen from a laptop, mobile device, PlayStation, or any other device. G5, a multifamily SaaS company, states an online prospect researches approximately 22 days before making an inquiry. Thus, digital marketing has become more important to reach customers while they are weighing decisions about apartments – especially with the limitations the coronavirus presents to businesses.
Furthermore, digital marketing isn’t just about marketing for a single interaction such as running a single ad for all online interactions. Today, reaching the customer at various stages prior to walking in the door is essential in a competitive landscape. In hotly contested markets, such as Baltimore and Washington DC, there are only so many customers to go around. Working within the corporate office, I was able to see multiple apartments within a 5 mile radius contacting the same prospects over and over. That means there is more supply than demand, and the market is currently too saturated with apartments.
With this in mind, there are a couple of stages to carefully consider as the customer shifts through various decision making criteria:
Problem awareness – gaining knowledge that a problem exists.
Solution awareness – learning that a solution is available.
Solution comparison – comparing alternatives and weighing wants and needs.
With the winter months lying ahead and customer mobility slowing, it is essential to deliver to deliver varying messages at pre-decision touchpoints to nurture the customer.
For example, running digital ads while the prospect is in the problem awareness stage could see significant results with a generic zip code targeting strategy around the apartment’s location or reverse engineering ads to target feeder locations (ala think student housing feeder locations). Another occurrence could include running remarketing ads explaining the apartment’s secret sauce to reach prospects that are weighing apartment options. Brand awareness matters to help separate in a competitive landscape. [STAT]
Brand Positioning
In a previous video, I discussed how customers want a personalized experience with a brand. It’s no longer a time to merely state mission, vision, and values without showing what they mean. With opinions being so strong and widely available, the internet is now being pioneered with tribal behavior.
“How companies treat workers during pandemic could define their brand ‘for decades’,” says Mark Cuban. Your digital marketing efforts will be vetted with and against important moments such as the coronavirus, and #BlackLivesMatter or #MeToo Movements.
SoLoMo
In order to help better manage relationships with various online communities, SoLoMo is a resourceful perspective. Venture Capitalists Mary Meeker and John Doerr, describe SoLoMo as an acronym for social, local, and mobile. The graph above shows how the world uses technology to be a digitally connected environment while looking to answer today’s leading questions.
While today many of the questions surface around human rights, tomorrow’s questions may focus upon the metamorphous of a digital economy that is being driven by artificial intelligence along with the advancement of entrepreneurship.
Thus, does your digital marketing include a means to stay connected within your tribe?
Seth Godin defines a tribe as “any group of people, large or small, who are connected to one another, a leader, and an idea.” Two takeaways from his book, Tribes:
“1. Build a tribe by communicating a message and stories that are new and exciting.
2. Look for opportunities to make positive change, instead of sheepishly following an outdated plan.”

Part 1: How the Housing Crisis Changed Multifamily Housing
There are certain moments that stamp a generation. The Civil War, when man pioneered the clouds to walk the moon, Civil Rights Movement, and 9/11 were all events that transformed a generation.
The housing crisis of 2008 changed our economy. Big banks and car manufacturers had to be bailed out. Certain markets required regulation because of predatory tactics. Moving forward, the rapid deployment of technology has engineered a new wave of opportunities.
As a person that has been in multifamily housing since the late 1990’s, I watched how the industry had to transform itself. More specifically, re-invent itself with technology. When I started, “making the phone ring” greatly mattered! The goal was to have people come view an apartment and try your best not let them leave without applying. Today, things have definitely changed. People will rent without ever stepping on the premises. With WhatsApp, Zoom, and social media, there are many ways to have a conversation with a prospect; and also to get them to apply for an apartment.
Pre-Great Recession
Prior to the housing recession, there was a symbiotic relationship: young renters turned into matured homeowners. Therefore, the apartment market work hand-in-hand with homeownership. Apartment renters gained independence and established credit by renting an apartment. After several years (average tipping point 3 years), those renters that lived in the “big city” migrated to the “burbs” to create a family.
Those were the rules.
We all knew them!
Post-Great Recession
Now, the game has changed.
Urban is freaking awesome!
Mature renters, such as empty nesters, sold their homes and began to rent apartments. These renters flocked for city life to be closer to work, limit financial commitments, and/or enjoy local amenities.
Moreover as the US witnessed an unprecedented amount of college graduates, these newly minted apartment renters flocked to cities, such as Washington DC and Austin (TX), for job opportunity and local economic stability.
Several other factors impacted young apartment renters:
Marriage decisions are being delayed while marriage rates are decreasing.
Student debt plagued the country while low wage jobs have flooded the job market. Also, baby boomers still had more to offer and delaying retiring.
Large, long-term financial decision, such as homeownership, being delayed.
Wanting to remain in close proximity to the rapid rise and deployment of information technology.
Urban revitalization in major metropolitan areas.
Rise of the Modern Renter
The advancements of information technology is empowering. Our digitally connected communities continue to educate. Anyone can access what they want; where, how, and when they want it.
Today’s consumer enjoys real-time information, such as mobile apps to simplify life, and technology to search and discover all things known to unknown. A digitally connected, educated community also lends to sharing experiences while readjusting the confines of political correctness.
Renter Empowerment

Merchants as well as property management companies were eager to get product online as Web 2.0 ushered new possibilities. Coincidentally, consumers were equally eager to express their experience of said product. Within multifamily housing, the internet listing sites, such as ApartmentRatings.com, began to have additional influence of renter behavior.
Also, immediately following the post-Great Recession, apartment competition increased. Drive down streets such as New York Ave in Washington DC or Pratt Street in Baltimore, it’s not hard to notice the cranes towering within the skyline. More apartments on the market, meant great renter choice. Greater renter choice meant each apartment manager started to leverage greater incentives to help entice renters.
The pendulum switched from consumer’s lack of market awareness to renters actively comparing apartment products from here to there.
