Master Brokers Forum New Developers For Old Biscayne Landing Site A new real estate developer has joined the team trying to bring life to the long-troubled 183-acre Biscayne Landing project in North Miami. Aventura founders Turnberry Associates have entered a 50/50 partnership with the New York-based LeFrak Organization, which has held an interest in the site since 2012, said company namesake Richard LeFrak. Indian Creek Mansion Sells for $30 Million A five-bedroom mansion on ultra-exclusive Indian Creek Island sold for $30 million on Monday, $5 million less than the asking price. “There’s actually a lot of value in this property,” said Nelson Gonzalez, a senior vice president at EWM Realty International who handled the sale. “A vacant lot of the same size went for $23 million last week. Russian Developers Planning $700M In Projects Verzasca Group, which entered the U.S. market with Pearl House, a 15-unit Bay Harbor Island condo tower, in December, received approval for a nearby project called Le Jardin. The Russian developers have $100 million in planned investment for the two boutique condo developments, Verzasca managing director Tim Lobanov told The Real Deal. Over the next three years, they plan to invest an additional $600 million in larger, mixed-use projects. Preconstruction Oceanfront Condo The newest oceanfront condo project in Sunny Isles is MUSE. The 47-stories condo will be in Sunny Isles Beach, also known as the new American Riviera. The new Muse will be 649 foot high, which is the maximum height allowed by the city. Currently there are several other new construction project which are the same height - Porsche Tower and Mansions at Acqualina. Located in the best block of Sunny Isles Beach, with Jade Ocean and Ocean Four on either side, the new Muse will offer 68 units in a shoehorned design structure, with all units with direct ocean view. The spacious residences starting at 2,360 square feet, and will include two full-floor penthouses spanning more than 5,800 square feet with five bedrooms and 4 1/2 baths. Muse is expected to break ground in June, and prices will range between $1,000 per square foot on the lower floors and $2,000 per square foot for the upper penthouses. Crescent Heights seeks approval for 551 condos in South Beach Crescent Heights have asked Miami Beach's Design Review Board on Tuesday to approve plans for 551 condos and retail space at the gateway to South Beach along Alton Road. On the 500, 600 and 700 block on Alton Road, the developer would build 485 condos, 73,671 square feet of retail space and 689 parking spaces, both above and below ground. It would construct buildings of five and seven stories and extensively renovate the 10-story former hospital tower.
