So now I am a (slightly) less underpaid property manager. <3 Still going to bitch about my idiot tenants, though. As always.

I have completed my licensing study. Now Iām sending my application in for my license, Iāll take the test next. As long as I pass, I should receive my temporary license and then I can complete the post-licensing coursework and get my regular sales license. I am beyond excited for this new chapter.
Some updates.
Why do I update a page no one reads? Well, because I can. So in addition to property management, I am now the official unofficial manager of a storage facility. Responsible Broker brought back the old lady we had hired back in January. She had some personal crap to deal with and was gone for about two months, but like a venereal disease, she returns. She has begun to try to change protocols (working ones) and has demanded that everyone have distinct responsibilities at the office. Everyone, that is, except her. I write the leases, I grab the calls, I schedule and handle incoming stuff and I deal with the front desk and all the responsibilities therein. I donāt really feel like we need her, but maybe we do. Maybe RB sees something I donāt. The new-old-me that Responsible Broker hired is absolutely amazing. I was hesitant when I heard that she was coming back, at first, because she did my job first. I was worried that she would try to assert herself as some kind of queen bee in the office. I didnāt want to feel ousted. Everyone loves her, glows about her. My work-bestie-but-not-really, the accountantās assistant, has always sung her praises since my first day on the job. I felt a little put out by that, since I basically replaced N-O-M when she moved to a different employ. But I completely understand why everyone loves her so much. Sheās warm and sociable and I really feel like I can relate to her. I donāt regret his hiring her, at all, in spite of my prior trepidations. When I interviewed for my job, the Office Manager told me that the previous person (the new-old-me) had been like his right hand/ arm, and as a new hire I poured a lot of myself into becoming that as well. That was back in September of last year, and I feel like the office as a whole has come a long way since then. Processes are streamlined, I have gained more confidence in myself, as a property manager, now as the manager of the storage facility. Iāve been trying to help the accountant with some of her tasks so she does not have as much to do. So new-old-me, now formally known as Maintenance Manager, has been helping as well. God and our payroll hours willing, we will get this office organized file-wise. I hope to begin selling property as well, getting some commission checks flowing through this office.
I have decided
I will be pursuing my real estate license so that I can represent buyers and sellers. I am excited and saving the money up every time I get paid.

my hot maintenance man is leaving.
After only a couple of months (and no physical contact other than the accidental brush of hands during a document exchange-- *sigh*) he is moving back to his home state, and my tingly parts have no tingles about this turn of events.
maintenance orders this week include
but are never limited to:
-A leaking ceiling -A kitchen light that will not go off -A ācreatureā in someoneās attic -Cabinet trim that fell on the tenantās head (I personally inquired after this one and apologized to her) -A lightbulb in the ceiling fan that burnt out. (You really want a $25 service charge to change a lightbulb? Okay.)
I am going to have fun fixing all this garbage. Yayyyyy.
