How much do you charge per square metre?
Regularly we get asked about ‘How much we charge per square metre?’
Some builders offer standard home designs with a standard set of inclusions. Without any variations to the build or any unforeseen issues arising, they can advise you exactly how much you can pay per square metre.
The way this is calculated is using a standard square metre rate and multiplying it by the floorspace of the home (not the land). This does not take into consideration type of land, soil quality, level of finishes and non-standard selections, etc.
A price per square metre cannot be applied to a custom home build as every home you build is unique. Relying on a square meter rate is a common mistake that people make. They don’t understand that it is a guestimate only as the builder has not spent any time going through the plans, visiting the site, liaising with contractors or suppliers or even discussing the finishes with you.
Here are some factors that will affect the overall price of a new home build:
Slope of land (site access and difficulty of excavation)
Soil quality (clay, rock, etc)
Selections (windows & doors, joinery, flooring, tiling, fixtures and fittings, etc)
Conditions of land (fire rating, wind rating, flood zones and so on)

A square metre rate is only ever based on costing of a house if that house and build is very ‘standard’. If you make changes, have conditions on your land or have a difficult site this will affect the build cost.
