Do you have an opinion on land value tax? It seems like it would penalize density, although not necessarily more so than property taxes, and disincentive NIBMYism, which I like.
a) My more economically literate friends seem to think it’s a really efficient tax that won’t lead people to do stupid things to avoid it. And in general that’s really important, especially if we as a society want to move towards a stronger social safety net with higher taxation.
b) I *think* the idea is that you tax the unimproved value of the land? So this actually kind of encourages density, right? Like you’re paying the same tax whether you house a few people or a lot of people, but you get more rent if you house lots of people.
c) On the other hand I’m totally confused about how you assess the unimproved value of the land.
