So you would drive up the driveway and on either side there would be two huge fields, one for both riding and turnout, and another for just turnout. You would pull up and have two decent sized parking lots on either side of you, with trailer parking areas against the fences of the two front fields. The parking lot on your left would be for the big barn, a two aisle barn with forty stalls, two wash stalls with heated water, a hayloft upstairs, one large tack room split into several sections (one for boarders/private property, one for western lesson gear, one for dressage lesson gear, and one for jumper lesson gear, and each lesson horse would have its own individual set of tack for each discipline that it is part of), and a small attached shed for feed, wheelbarrows, and other tools. It would be attached to the indoor, which would be on the right side of the driveway, by a covered walkway. The indoor would be olympic sized with dressage lettering and jumping standards, but with a shed on the side for jump materials and directly opposite the entrance would be the judges stands. On either side of the entrance there are two heated/air conditioned viewing rooms with comfortable couches and other comfy amenities like fridges for water bottles, sinks, microwaves, etc. and just they'll be super comfy, and maybe have a staircase on the far end to go to an upper deck viewing room if it gets too crowded.
Behind the indoor is an outdoor dressage ring where no jumps will be allowed ever. There is a judges box along the center line at the far end, and the entry gate is close to the back end of the big indoor along the short side. Behind the dressage outdoor and also alongside it will be a set of individual or pairs paddocks, each with a small lean-to type thing for shade/protection from rain. Below those, alongside the indoor arena there is a jumping and games outdoor that would be used for courses and pole bending and barrels and such, and there will be a smallish warm up ring attached to the jumping ring. That would fill up most of the space between the dressage arena and the front field.
On the other side of the big barn would be three round pens, one big and two small.
In the far back will be a smaller barn holding my personal horses, each with an individual paddock attached to their stalls. There will be a smallish tack room in there. It will be attached to my house, which will be huge enough to accommodate any friends or family who care to live with me.
There will be trails everywhere and paddocks and stuff.
Any kids who ride there will be required to take six dressage lessons a year, and at least four lessons in another discipline annually so that there is no "my discipline is better than yours" type of deal.
All disciplines will be taught by trainers hand picked by me. I will hold clinics with amazing riding instructors like George Morris and stuff.
There will be a therapeutic program for foster kids and stuff.
There will be a great working student program that will be organized and awesome.
