I bet Theon thought him and Bran were the last survivors because the Night King arrived unchallenged and seemingly without any harm to himself in the Godswood and nobody came to help them, not even the dragons were to be seen.

So when he ran towards the Night King with his spear, perhaps even fully aware that this would most likely not work out, he probably thought that he was the last person who could at least try to protect Bran now that everyone is gone.

When he was stabbed and saw the Night King walking over to Bran, he probably thought that not only did he fail to beat the Night King, but by doing so he also failed to protect his second home, failed his family once again, and that he had failed Yara/Asha as well by dying
