Real Estate Sales LLC Coach Nick: All right, we are talking to Mark after a closing and Im super pumped to talk. So tell me about this in your words, I mean what do you think? Super easy! Isn’t it?

Mark: That was the easiest part of everything I’ve done. Piece of cake!

Nick: So, the greatest part I know when you got into this if you were anything like me it was a hard time believing that you didn’t have to youse any of your money to do this, which I think is super cool.

Did you use any of your money to close this property?

Mark: No!

Nick: Perfect! So we just need to do more! Lots more.

Mark: Lots. Many!

Nick: And now that you’ve done one, it’s easy, right?

Mark: That like I said, that was the easiest part of everything I’ve done you know, and I’ve helped the title company out by the setting out the appointment and this way I knew exactly when both people were coming and I told them what to bring, how much, I told the guy to bring his wife because she needed some paperwork, but, it went smooth.

they were there ahead of time, the son called me about his father running late, so I got there a couple of minutes early. I didn’t want to be there right at the beginning, but it turned out I was and just shook hands, you know, build rapport, I had already built rapport with both of them and they were super cool and easy to talk to and everything went smooth.

They were done in ten minutes.

Nick: Cool. So why do you think they went with you and not think to use an agent?

Mark: The house was worst house I’ve ever seen, it was gutted, the yard, some of the weeds and grass were as high as the house. On the property it’s he just wanted to be done with it, he wanted what he put into it, I got him that and that’s he was happy. I wish every person I worked was as cool as him because hi’s like I don’t care how much money you you make as long as I make what I need to get on this.

Nick: that’s another thing I was told to when I got into it, the people that are motivated are going to think that you’re a guardian angel sent from heavento help them get out of their misery and this is a test of what that is, I know, I deal with it and get to to be a part of that on a regular basis. Now I’ve got to teach you how to do this over and over and over again which is the important part.

So, do you believe that with the training you’ve gotten and the leads that we’ve provide, anyone could do this?

Mark: Yes. Just putting in the diligence. There is a lot of work. The spreadsheet, probably I had the most work put on it the phone calls seemingly going out and meet the people is great

Nick: Cool. I think that’s probably the most fun part is going to meeting the people and making the money. Man I am as your coach super pumped for you.

Mark. I appreciate it

Nick: Man we’ve been through some highs and lows I know you’ve been with me let’s see, about 4 months, you signed a couple but this one you signed, and for all fairness we had a little bit of a longer learning curve because of the Excel because you’re like me, you hated it, you had that love-hate relationship so we fought through that, you’re finally winning, finally is pretty well figured out.

How long ago did you sign this contract? the one you just sold.

Mark: This is probably a month and a half. It seems like it went by quick though, the title company so that last three weeks have been just the title company, she was great, she was a piece of cake made everything so you know a cash deal it went twice quick .

Nick: Did you have any trouble finding a title company or an attorney

Mark: No. To be honest I liked the fact she was a yankee so she had a sense of urgency. She took care of it what needed to be done. There was an issue with the wife not having signed the title even though there was a notary which I said that’s gotta be weird because the notary is there to make sure both sign it and she’s like I agree so I don’t know how thet got through. But she took care of that at the closing and it went smooth at so.

Nick: if you would going to tell somebody that was gonna get into this a sale was your brother what would you tell them ?

Mark: It’s going to take a little bit of time but if you put it in it will pay you back . There’s work involved it’s going to take a little bit of time, but you know, it it was easy, everybody would be doing it and it’s not easy, you’ve got to do the work but if you it will come back. I see more of it coming about now that I’m in gear now motivated but the coolest part is getting you a win.

Nick: Now that I’ve got you a win we’ve already proven it works now we just got to do it again over and over, that’s the best part. Again, I am super pumped, I’m glad to be working with you by far, we’ve built a pretty cool rapport so down at that check and tell me how much that check is ..

So, a couple of basic questions:

– Did you use any of your money in this ? I mean, did you have to get a loan for it ? or anything?

Chad: (happy) No! Nothing like that! At all!

Nick Real Estate Sales LLC Coach: Isn’t that great ?

Chad: That’s absolutely great! That’s fantastic! It’s hard to believe, but it’s real!

Nick Real Estate Sales LLC Coach: You are making money finally huh?

Chad: Yes!

Nick Real Estate Sales LLC Coach: Why didn’t your seller use an agent?

Chad: You mean like a realtor? Someone had… they’ve talked to a realtor but they just didn’t like the agent or the realtor just didn’t produce the results they’re expecting. I think that all it has to do with time, and time was the essence they needed to sell this fast and so they went to look at other avenues of possibilities and there’s where we stepped in, we were ready to move their house a lot faster than a realtor and we put cash in our pockets, so it’s a win-win.

Nick Real Estate Sales LLC Coach: did you have any objections with the seller or the buyer? Or it just went pretty smooth? didn’t it?

Chad: Yeah! I mean everything went smooth on this one. Like I said they had some questions about the option to purchase contract , but after they realized that is good they’re willing to go trough with it it went super smooth. No problems!

Nick Real Estate Sales LLC Coach: So last question for me today: With the Real Estate Sales LLC Training and the Leads that you’ve been provided, Can anybody do this?

Chad: Yeah! I think so. Anybody can do it as long as they are willing to put in some work. I mean it’s not any of those deals where you just sit back and you’re running a program and hope something works out , I mean you got to do some work.. If you’re motivated, anybody can do it. I mean, I’m not the smartest guy in the world, but believe me, I thought that was going to be an issue within it, is all that you could have to learn all kinds of training material, before I get involved in this ..,

But it is really a turn key program!!

You guys provide everything you need to learn on a step by step approach where you’re not overwhelmed with information all at once and If You could follow directions, You CAN DO THIS!, You can sell real estate. You can Buy, Sell and you can Wholesale.

You guys did a great job with the presentation of the information. I mean anybody can do it, if they’re just willing to put in the work, if they’re motivated

Nick Real Estate Sales LLC Coach: That’s the important part!

Chad: You know my biggest fear with this was talking to people, I’ve been told I was an introvert, and I don’t really like talking much to people, but even if you’re an introvert I mean if You just go out and you just talk to people like yu’re talking to your friend and just learn how to strike up a conversation and then if you can do that well, you can make this work.

Nick Real Estate Sales LLC Coach: well, I am super super happy for you, super pumped, I ‘m sure you’re itchy worse than ever ..

Chad: Oh absolutely! Yeah!

Nick Real Estate Sales LLC Coach: So to do it moew, you know, send more letters, make more phone calls , do the system over and over. Now that you’ve got quote-unquote figured out which you’ll be adjusting all the time according to the market and the things in there, but now what you just have to do is repeat.

Chad: Yeah! Rinse and repeat! Follow up is a really big thing and you emphasize it a lot in your training material .. and these first two deals, these forst 2 houses that I got into contract was a result of follow-up. They initially wanted a little too much than I was willing to put on a contract for that call back I think it was 21 days later and you know, they dropped the price considerably and I was able to egt the property in the contract and here I am, I got two checks from it.

Follow-up is a big deal, and you know, you don’t burn the leads, whenever you get a chance, if they don’t buy it first time, you just get back with them and follow-up.

Nick Real Estate Sales LLC Coach: So, if you’re going to tell somebody that just coming in to do in their first closing, what would you day ?

Chad: If they’re just coming in and doing their first closing just basically do what you’ve been doing, just like you said, is rinse and repeat, just to focus more on the details and just focus on what works and cast aside what doesn’t and maximize your time and just follow up and just get out there and just do it!

Nick Real Estate Sales LLC Coach: So, when you were going in to the closing where you a little bit concerned or overwhelmed or or not quite sure how is going to go and then get into it and it went pretty smooth, didn’t it?

Chad: Yes, it’s just like anything, you don’t know what to expect, so you kind of go into and you’re apprehensive and you’re nervous but it was nothing to be nervous about. Finally it went smooth and they gave me the check.

Real Estate Sales Coach Nick: I want to know your expectations when you started compared to what you’re seeing now. Are they different ?

Doug: For me, the key to make the investment was the fact that I was going to have good support and be able to tap into that essentially any time i need it. From that standpoint it’s completely met my expectations. You Nick have been extremely supportive and every time I’ve called or everytime I’ve texted I’ve always got a response back and that has been just consistent. So from that standpoint has been perfect. Of course, I’ve had a break in my momentum, because of some life issues happened while I was in Washington where I got the business started. So it crippled my momentum so I had to relocate and we came all the way from Washington out to North Carolina, but I on my own while my wife and daughter are in Washington still I was essentially a bachelor for a year. But I started the business back up on my own while I was working full time and behols I succeeded in closing a deal in a relatively short period of time

Nick: we’ve been through a lot together and getting you transitioned over and understanding different markets and different things to do and that’s been fun, all all in itself .

Do you think you’ve been given the tools that you’ve needed and I’ve asked you the same question twice but with a little different spin, do you think you’ve got the tools that you’ve needed?

Doug: YES! I have been given the tools that I need and I am very happy with the process and the real estate investing mentoring program provided by Real Estate Sales LLC and every time I’ve asked for support I’ve got it in the training materials, I’ve been able to go back to and pull information to remind myself of what I needed to do in a section. I have no claims. It’s been great. Yeah!

Nick: Do you think that there would be anything through all of this that you could help me improve on whether it be training maybe one-on-one time do , I mean that is there anything that off the top of your head you wish you had gotten a little bit more of?

Dough: Well there were times when I talked to myself “Nick, why didn’t you just tell me that?! Why didn’t you just tell me that out of the gates?” , but I think it wasn’t a matter of you trying to hide me anything. It was a matter of understanding what I needed. That’s all. And maybe I wasn’t asking the question right. I mean I don’t put the blame on you but I was kind of a couple times like “Oh man! why didn’t just told me that sooner, I could have already gone this direction and handled something quicker but you know a part of me was thinking that might’ve that’s part of the design because you’ve got to … YOU HAVE TO DO IT! You’ve got to learn it and you can’t just have somebody hand it to you with every little thing you got to work through it so that you know what to do.

So you know, looking back, I’ve learned what I needed to learn and so now I Can’t really think of anything that I would say you should done different or could you better…

Nick: So Michael with the training is to give you the foundational pieces, I don’t know if you’ve heard me saying it, but essentially you’re building a machine and putting those pieces together and my job is to teach you how to oil it, where to oil it, what pieces to change what pieces to be watching and paying attention to and hey by the way, this piece may get hot if you running so my goal is to teach you the experience as we go, but I get often times them they’re like “I can’t believe it you haven’t told me that”. In fact I just had that not an hour ago. They experience in the situational teaching is where is all about. It is that coaching part is what is all about, because it keep my goal is to keep you out of trouble but also to teach you how to tweak it enough to where you can make the most amount of money and protect you, the seller, the buyer all at once.

We’ve been working together long enough I have a hard time even thinking of questions, I know the leads are important to me, we as a company, spend a lot money on the leads in the lead system. How important to you are our leads?

Dough: Oh. I can’t think of much that’s more important than the leads you know besides the support and education piece, THE LEADS ARE GOLD!

Nick: The most important part of it. I work hard hard on it, let alone tech and the company spending the money and making the servers are up and all of that stuff, how smooth was your first deal, how easy did it go for you?

Dough: so I did a double close, I think it was relatively easy, giving all the moving parts that I had , that surprised me a little bit with the deal and all and all the little things that kind of came up because all of a sudden I was in the language with an investor who done a lot of this and with attorneys who knew everything and in a seller not educated in it but was demanding in a lot of ways and I didn’t have a lot of the answers, so there was a lot of I had to kind of going back and forth and just from the learning standpoint getting trough that, it wasn’t easy, but it was great, I really had a lot of fun with it. At the same time it wasn’t overly difficult either. Now, just having breaking through the ice, done that once, the next one will be much much easier if it’s anything like this one was and I know there’s variation out there, but now I’ve got an attorney, I’ve got other investors I talked to and I’m learning more and more every day so it’s becoming that much more exhilarating, it’s just a lot of fun!

Nick: And those buyers, how important are those relationships? (I know that I hammer tha all the time, and I know we’ve talked about it numerous times, how important are those relationships ?)

Dough: Well , again, they are the key! You know have a buyer, you know what are you going to do so for me , just getting somebody who just says “Yea’ll work with you, so you bring me these kinds of properties..:” or “You are in this area ..yeah I’ll buy those ” and “hey I’ll go look at the property with you ..” . Building those relationships and getting foundational buyers is awesome. But just then having a portfolio of them would be that much better.

I found it hasn’t been very hard to find them honestly . For me, I’ve found them to come about pretty easy there’s a lot of people out there that are willing to work with you they need the service that I provide, they tell me that. Some of them are pretty happy to work with wholesalers.

Nick: Do they say anything about working with real estate agents? Have you heard them saying anything about it?

Dough: Well, I have one that I talked with realtor who’s wife is a real estate agent so he’s got a setup around that .. the 5 or 6 others that I ping off of now

Nick: Ok. Yeah! I get a lot of “I don’t like working with real estate agents”.

I’ve been going through the list as you’re talking of the questions. I want to ask you pretty much hit them as we go through so I’me just skimming through them .. last couple:

Do you think anybody could do this?

Dough: Yeah. Anybody can do it, if they put their mind to it, yeah!

I’ve done enough things where I wanted to make a lot of money and then it ended up being more involved or more work than I wanted to do or have time to put for and steer away from it, but I always knew that I have this great entrepreneurial streak in me that never stops so this time with this one and snot that I’ve done a million of them but I run some online stores and some entrepreneurial things but with this one I was determined, I needed to make sure I learn that A to Z and that I make a certain amount to make my money back, and then I can see if I like it or not whatever, and then make a decision around that as to what I’m going to continue with it or not. It’s a matter of putting your mind to it and sticking with it, it devoting time to it, to learn it, anybody can do it. It’s just you got to do it, you can’t say “I signed up for it, I got a coach and now put it on the shelf and if it didn’t give me any money and I’ve been there, you know I thought I bought a slot machine that didn’t work…” so you gotta put the time into it, that’s all.

Nick: So, I want to shift gears and want to talk about your goals, and what I really want to do right now is you’re talking to yourself about six months down the road and I want you to tell me your short-term, mid-term long-term so again, you are talking to you six months from now.

Dough: Six months from now I’m prpbably starting to see a $6,000 a month income. That is my short term, within a year to be making an average, closing one deal a month and by six months I’ll have closed a few deals at least . In terms of mid-term goal three to five years from now is closing multiple deals per month totalling over $200,000 a year easily.

At that point I’m probably well networked, I’ve got a lot of associates working with them in the industry and I’ve built a lot more aoutlets and I’m look at as reliable and credible and from that point I’m able to fill opportunities from multiple different sources in the three to five year period that’s what I expect to see in the long term.

After 5 yers, 7 years to ten years my plan is to be doing full time running a full time real estate investment company.

Nick: I’m trying to pull a little bit more out of you because you’ve got great goals setting there, but I haven’t see a smile, haven’t seen the excitement, I’m trying to figure out what lights a fire under your butt so to speak, so I mean really where do you want to go, what is it that ablsolutely lights your fire and I’ll tell you Dough, for me, it may be that woman sitting next to you that puts you there and why. Really try to figure out in your own mind, in your own heart what is that fire, what’s that passion we’re truly do you want to hit.

Nick – Real Estate Sales LLC Coach: When you first got into the program, what did you expect? I mean was there some expectations that you were looking for that pretty much sold you on the program?

Student: I didn’t have the money to invest myself, I would love to go on the Real Estate myself , invest myself, but here I heard the opportunity of that it’s a real estate opportunity  without investing my own money. That was what really got me excited about it.

Nick – Real Estate Sales LLC Coach: Do you feel like the training gave you what you wanted to go?

Student: The training is good! I have about three people that are semi interested. So one is the one that I sent you over that I’ve signed which was very high, but actually I have a little bit good news to tell you because he did come back around and I just had a feeling with that one actually that something is going to work out with us, so I went and that’s I started it like I told you right away that I have some kind of feeling on… and .. he did come back around …he went on from 142,000 to 96,000 us dollars.

Nick – Real Estate Sales LLC Coach: Yeah! Great!

Student: Yep. So I have actually an investor that’s pretty interested in it, it’s somebody I know . I know that he does CD buy such properties in that area so I just called him up and I told him, “you know I have something , give me a price that you think you would be interested in, to come look at it”… so he told me then “it has to be under 100.000” he told me. So I went back to hime after like 3-4 weeks after that to the guy and I told him that “You know, I know I signed up for 140,000 but I’me really getting offers on much much lower, I really don’t want to like disappoint you, but I’m getting offers but I really feel obligated because I signed with you, I just have to tell you the numbers and I understand if you told me no!” So I told him, “look, it doesn’t look like I’ll be able to get you more than 90 thousands US dollars as of now in the offers that I an getting right now”. So he told me: “No! No way! Forget about it!” and he even told me “You know could come to pick up your ten dollars that you left over here” (because I gave him ten dollars).

I told him: “No! you keep the ten dollars, I am still going to try for 140k. Let’s keep it that way!”

Two days later he called me back and he told me “You know what? If you can get me down that investment you told me 90, If you can get it up to 96 thousands it’s a go!”

So I called him back and hopefully we’re going to meet tomorrow.

Nick – Real Estate Sales LLC Coach: Do you think that the training did well for you?

Student: With the phone call the training was perfect! I really got into it and I’ll be honest, the first phone call was like the way I was talking was like probably the person on the other side was the way it was still able to see probably that I’m talking off of the script but then I put my own words into it and you know i got to hand over it so I am fine with that.

Nick – Real Estate Sales LLC Coach: But we’re the only company in all of the Real Estate Sales coaching companies LLC that provide leads. Was that important to you when you came in?

Student: Basically the leads were everything for me!

Nick – Real Estate Sales LLC Coach: the leads are extremely important and then it’s just figuring out the motivated seller leads and where you’re going right? Now, the whole reason behind this call was I want to know your Goals! I believe the vision is important. It’s important to know where we’re at and now so I know what kinds of things you’re going to need help with. Now I need to know your goals. And you may not be able to answer them today. But it’s important to me to know where you’re going! Extremely important without vision this is just gonna fizzle away. SO I wanna know: do you want to own a hundred of homes in your career? Do you want to own and rent them? Do you want to flip2 to 3 a year? What is your GOAL? I got some investors that want to be landlords and they want to retire from their job because they want to build that. I need to know that, so I know how to get you there.

Yeah, I think that the problem, the suffocating part about this business is everybody looks at today and everybody wants to succeed this month. it doesn’t work that way. We need to have a vision, so we can work all of this together so you know if you can tell me “you know what Nick? in the next years I want to have five rental properties that can replace my wife’s income”, maybe that’s your goal. ..or … “I want enough rental properties in the next 10 years to replace my income”!

Student: I know my goal and my goal was always to home remedies. So if that’s the question, my goal was always to own a lot of properties I told you before that I was always looking at real estate!

Nick – Real Estate Sales LLC Coach: it answers my question in a big picture. What I want you to do is I want you to hone it in a little tighter. The easiest way to do that is “Okay Nick. I want to own five income producing properties in the next five years. That’s my goal and I want, I’m hoping you show me how to get there”. That’s what I want to hear. So, if you want to own as I understand 5 rental properties, that’s not even be tailed enough because five single-family homes, our rental properties. If you tell me I think I want to own 30 units well we can find somebody that want to sell on contract that’s got a 35 unit complex and he’ll sell it to you on contract, so All of this is important. Extremely important to you first of all to you and to me to get you in the right direction. And again, I am not asking you to come up with it tonight. It usually comes to me about 3:30 – 4 o’clock in the morning. But I want to know where you’re going and you’re going in the right direction, that’s cool, but the vision is so wide, that if you get off course it’s no big deal because you can still see it.

My coach always says: going this way, does it get you closer. to your goal? no! then I am not going that way. I’m continuing this way, if doing this, gets me closer to my goal that I’m going to continue that way. SO I need you to hone that in. The wide path it’s silly, but the person that chases two rabbits will never catch one. You had to chase one rabbit. So what I want to know is what is your one rabbit. I want to know what your goal is. Once we have a vision then nothing else matters but that end vision and if we can do ten contracts a month that’s still getting you to your vision? That’s that I want.

Student: right! I hear what you’re saying. makes sense.

Nick – Real Estate Sales LLC Coach:  So, Let’s put an end date on your vision, meaning, you’re going to tell me Nick, this is where I want to be. Remember in the training I tell you it doesn’t fit my formula but if it’s ll right with you I’ll check back with you in 30 days or so

Now the importance comes in: Your formula. I’m starting to see the smile now, You’re starting to understand that there actually is a direction of where we’re trying to go. Now, you’re starting to bounce now I’m giving you some excitement so where do you want to go.

Student: Oh my God. What are you? You read faces?

Nick – Real Estate Sales LLC Coach: Oh yeah! so, I am not asking you tonight. I really am NOT, but the excitement gets in to getting you there and if you quit looking at a monthly success or failure you won’t fail. If you look at the future you will succeed because you take steps to get there.

Zig Ziglar says that the elevator is broken but the stairs aren’t. It Takes one step at a time. And I just want to get you to the right steps. So, let’s put an end date on. This weekend is a a little quick, but I don’t know why you can’t have me at a five year and a 10 year goal and a retirement goal by the end of next weekend

Student: Let me just give you my first goal, let me give you right now. I want that in two months I should be able to quit my job. Is that possible?

Nick – Real Estate Sales LLC Coach: 2 months to quit your job? better put your nose to the grindstone. You are not through your learning curve

Student: I’m just looking forward to that!

Nick – Real Estate Sales LLC Coach: And I will tell you I will be pushing you towards that! I want that for you but you’re have to put your nose into the grindstone and If I’me gonna right jab you right now that main spreadsheet will keep you from that.

ou’re smiling finally got you excited and smiling you’ve got a drection, you know where you want to be, you want to quit your job , you can’t quit your job without replacing the income. You can’t replace your income without a goal. So let’s get the goals so we can replace the income.

Real Estate Sales LLC Coach Nick: Hey Heather! Compared to where you where when you came into the Real Estate Sales LLC  Coaching program to where you are now, did we fill up your expectations?

Heather: Super excited and “Oh I’m getting all these calls, yaay”!

Real Estate Sales LLC Coach Nick: Usually, with what you got on the website and that what we’ve been through, have you gotten the tools to succeed so far? Do you like the training?

Heather: I like the trainig. The training is pretty straight forward, when I go through the training materials (and I still go back to them) and something that I really like is that they are always there and I can always reference to that, even just refreshers, i mean I got pages and pages and notes I took off of the training materials, but I still go back and watch the videos and do that kind of thing her and there.

Real Estate Sales LLC Coach Nick: Do you believe that your coach is that you’re getting out of your coach is what you need?

Heather: I like that you challenge me, because I think, for me, it’s easy for like I’m the easy part of me would be like can I just have somebody that will just tell me: “Do this: 1,2,3,4,5,6,7,8,9,10” and I can follow the directions like nobody’s business, but this isn’t something like there’s gonna be a point where I need to figure these problems and these things out and Like you said I need to know how to handle these issues that come up and so, I like the fact that I am being forced to be challenged even though my natural tendency is not to like the challenge.

Real Estate Sales LLC Coach Nick: Yes. You need to step outside of your comfort zone. I can sense a lot of apprehension, so I’ve tried to push you from grabbing on, because I want you to be willing to step outside of your comfort zone. Is there more that you’re wanting, I mean, is there more training or something that you’re looking for?

Heather: I guess, it’s not something specific like, you know, I understand stuff as I watch it and even as we talk I understand stuff

Real Estate Sales LLC Coach Nick: What do you think of our real estate leads. I mean, could you succeed without these motivated sellers leads? Would you get your phone ringing without them?

Heather: At this point no! No! At this point I wouldn’t even know where to go. I’ve gotten a couple of books I am reading right now. They talk about driving in the car and looking for properties or going down to the County Assesor’s Office and things like that and I mean I guess you could do that, but, that sounds like it would take a lot of time to me you know.

Real Estate Sales LLC Coach Nick: Yeah! Hours and hours of work! Ok. What I want to challenge you with, is: GOALS. You gotten into this with the dream of being on your own. And I know that through this we want to figure out where your goal is. I think we got a great direction, the goal is to make money, right?

Heather: Yes!

Real Estate Sales LLC Coach Nick: Yes. But there’s a tighter goal or a tighter vision, but I need you to find it.

Heather: OK.

Real Estate Sales LLC Coach Nick: For example, my goal is to do 3 to 5 flips a year, I want to do between 160 and 200 thousands a year in wholesaling, which transposes are worked out to be a certain amount of deals a month, a certain amount of letters a month, a certain amount of deals a month, a certain amount of sales a month. It works out! It averages out, but my goal is there. I also have a goal where I want to be iin the future and my coach always said “If what you’re doing today is not getting you to the goal you’re headed for, why are you doing it?”

Heather: That makes sense.

Real Estate Sales LLC Coach Nick: So, without vision, it’s just a dream, it’s a fantasy. You need to put vision in place. What I want from you ia a one year, five year and a ten year goal. That makes sense?

Heather: Yes.

Real Estate Sales LLC Coach Nick: SO, I am an avid bow and one arrow shooter. I hunt, I target shoot all the time. If you don’t focus on the center of the target, you’ll never hit the center of the target. Right now, we have a big white target, and I want you to start to put rings on it. and the further away we move that ring or that target the more precise that goal needs to be. We really need to put the vision in place. The hardes thing is to put that vision in place. If you don’t shoot for that target you’ll never hit it. And people without goals work for people that have goals. Now my goal, is for you to have goals.and to workfor it every single day. The statistics on them are ridiculous and I don’t care how good the training I have, and I don’t care how good seller leads I have, I don’t care how good Real Estate Investing Coach I am , If you don’t have a vision or a goal we’re not going to succeed!

Real Estate Coach Nick: We are talking to Mark. So Excited. Mark! Why did you chose Real Estate Sales LLC over other real estate coaching companies?

Mark: I did my research and I think this was a good way to start off. You know, there is a little bit of money involved, but I figured everything I’d come and all the different people I talked to, you guys were the most honest as far as there’s work involved. Mark: So you know everybody else was “this is a piece of cake and blah which is a bunch…” Can I swear?

Coach Nick: We’ll beep it.

From your expectations at the beginning to what you have now is it what you expected or is there some things you weren’t expecting?

M: There was plenty I wasn’t expecting but you know what? Even though as I get older I think I know a lot and then you know all of a sudden I get slapped and find out I don’t know **** You know it’s awakening!

N: And I think every new adventure business is a learning curve, I think it was Less Brown that said that you succeed through your failures and these are very important. What do you think it is the most important for you? Is it the Mentorship? Is it the Leads? Is it the Training? What do you think is really the most important or the highest value?

M: I think the coaching most definitely! I like that we have similar characteristics, I don’t mind being told I have to do this or I have to do that even though I think I’ve been pretty good with you as far as listening and trying to do what I’m supposed to do. So, it’s still a learning curve, you know there’s some parts I picked up easy and there are some parts you know they took a little more work and I wasn’t as comfortable with, but you know once you start doing it, it seems that everything it falls in place. You know I just did three ads for the first three that i picked up, put them in the beginning of this week, it took me a little bit longer, but just wasn’t comfortable so, but after doing it, I WAS SURPRISED HOW EASY IT WAS ..

Sometimes it takes a little bit more to push to get it done!

N: You were kind of overthinking it, like I did on my first few

M: Yes, you know, I had everything laid out. Real Estate Coach Nick: What do you think of the training, I mean, DID WE DO WELL? IS THERE ANYTHING THAT YOU WISH THAT WAS MORE OF OR LESS OF, OR THAT YOU WISH THAT THERE’S A HIGHER QUALITY OF?

Mark: I’m picking everything up, if there’s something I’m not, you already know the spreadsheet took a little bit because you know I had no concept of Excel before we started and you know that took a little bit and it’s still plugging in everything but it’s falling into place, but you know like you said I had to look it up online, I mean you can’t explain some, but some of it you have to make mistakes on, you know saving is very important and you know the mailers for me seem the easiest! Stuffing the physical part it’s easier for me .

Real Estate Coach Nick: But you’ve started seeing the importance of many of the aspects

Mark: Yes

Real Estate Mentor Nick: Especially since I keep hounding you on this main spreadsheet

Mark: Details!

Real Estate Mentor Nick: So let’s get a hit on the leads and then we’re going to move on to you, but the leads are important. What do you think of them and what do you believe that is crucial to your success and what you’re doing?

Mark: Hell Yes.

Real Estate Coach Nick: You’ve had great responses, great calls, great side business, .. you’ve got some contracts, we’re just so close for that final step and then, I have told you from the beginning once you get one, you’ll be unstoppable, there’s no doubt in my mind. Mark, I appreciate that part. The reason that I wanted to call today, is to UNDERSTAND WHERE YOU’RE WANTING TO GO, and I kind of gave you a little bit of what I’m looking for so you obviously know where you want to go, and that is forward and we want you to grow, we want you to become an investor, so this part is the Risk Free part of the business meaning we’re teaching you how to learn how to invest without any risk, you’re not putting your life savings or all the equity of your home into another home to lose it all, go bankrupt and that’s where a lot of investors start, so I want to know where you are headed. I think that the monthly goal is great to get you to were you’re going. My mentor coach always asked me, does what you’re doing today, gets you to the goal you’re trying to get to in the end? If the answer is no, why are you doing it? Let me ask you, have you thought about that ? Have you thought about where you want to be in one year or five years?

Mark: yes.

Real Estate Coach Nick: Wow. This part here is where I want to hear, because we’re going to go back to this ass we go because I’m gonna save it in your file so tell me what’s your one year goal., where you want to be?

Mark: Yes, I’d like to have a hundred thousand, or earn a hundred thousand, HAVE FOUR CLOSINGS A MONTH, TWO DEALS A WEEK.

Today, our Coach (Real Estate Investor) Nick, is getting feedback from our student Chad about the Real Estate Sales LLC about mentoring program.

Coach is also trying to get the student’s vision and goals for the next 1, 5 or 10 years so he can set the student’s direction in his career of real estate investor.

Coach Nick: Hey Chad. When you started with Real Estate Sales, you got an expectation. Do you feel that we filled up your expectation?

  Chad: Yes. I actually believe that you’ve exceeded the expectation! To be honest I didn’t know what to expect when I started this real estate sales mentoring program, because it was just a complete unknown…I didn’t know if it’s real …but after time progressed, you’ve exceeded my expectation.

  Coach Nick: How important are the (motivated seller) leads to your success?

  Chad: Paramount! I mean really the 2 most important things on this on your program are the leads, as well as the coaching! The continuous coaching, the access to the coaches and just the information you get to know at a drop of a hat. When a question arises or a situation arises, you are able to access your coach and talk to him. But the (motivated sellers) leads, i mean the whole thing wouldn’t work without the quality leads you provide as well.

  Coach Nick: Do you believe that the success and the speed of your success would happen without a mentor sitting there with you?

  Chad: Absolutely not. I mean there is a ton of information out there, Youtube videos, podcasts, but there is so much of it. It’s hard to disseminate what to use and what not to use, it’s overwhelming.

But when you got somebody that you can contact and ask very specific questions a certain situation, something that they’re actually doing … I think the important thing is that you guys are doing exactly I am doing, and that’s the key right there, you’re not just talking with somebody who just closed a couple of deals and then trying to sell a book about the program or something.

You guys are actually Real Estate Investors, you are actually in it and that is the main thing that attracted me into your real estate sales llc coaching program.

It was not just you offer real estate leads, but you offer real estate coaching for one year and I think that that long term commitment is what makes your program stand out more than others.

Coach Nick: Do you feel like after you got into program, you’ve been given with all the tools needed in the training? I mean we’ve worked pretty hard on what we’ve given you, but you feel like you’ve gotten everything you need to get there?

  Chad: Yes. I believe so. Whenever I first got into this, as I said, there is so much of information out there, but your program is really focused. I don’t want to say it’s simple, because Investing in Real Estate is not simple, but the way you present the information it’s just very focused on what you need to know right there, and then once you learned that step then you go to the next step and you learn that and you go to the next step and so on. I really enjoyed that and I think that helps a lot of people because it’s kind of more knowing when you start something new and you don’t know what to expect and what to do.

Your program was very helpful because it start off with basic stuff like how to do envelopes, how to do the letters and then you guys provide the list how to even integrate it into like a word document..things like that. Even that was helpful to me because even I consider myself a computer geek, but I never ever used Excel.It was like I was learning a new program, but once I got into it your steps were so easy to follow, it’s just a real something.

Coach Nick: You are coming out to some closings soon, you’ve got two or three scheduled?

  Chad: Yes, I’ve actually got another one in the making, and hopefully it’ll close Monday or next week or so, but yes, I’ve got three at title right now. It was like I was someone Jason who’s just like I Flipped and Switch and suddenly everything started to happen, the letters started to kick in , people started to call in ..

There’s two properties, the first two properties I got on a contract I was really kind of worried about because I think I bought him, I put him on a contract a little too high because I was just really anxious to get something going on,  but I still sold him within two weeks, it was about a week – a week and a half or so. We sold those 2 properties under the same owner.

Yes. After that it started like a snowball effect, i just kept rolling and the leads kept rolling in, I mean when I am on the interview I’m seeing stuff popping up so my phone calls from my letters that I’ll need to answer so I mean it’s giving the business.

Coach Nick: How long do you think it took if you were gonna put a timetable on it, how long do you think it took you to kind of get used to it and get some momentum built ?

  Chad: In the beginning I didn’t really know what to expect I was kind of nervous because I thought like a lot of people when you start sending those letters you expect to immediate return and call back, but you know it didn’t happen that way. It takes time from the direct mail to saturate the market and you get people calling in.. I would say it started about the month..

So I didn’t know really what to expect, but after I about one month it just started working out and I started creating habits in the process. When I was sending like 200 letters a month (like 10 or so every day)  just to get good process in the mornings or late night before going to bed.. So it took a little while to get that process. It seems pretty easy! Just doing a little thing everyday,  it keeps me focused.

  Real Estate Sales LLC Coach Nick: So, talk to me about the option to purchase contract. Have you had much opposition for it? What do you think of it?

  Chad:I like it! When I first saw it I was really surprised that it is only one page, because I have seen other option tu buy contracts that has like 4 pages and it was kind of intimidating, but I think that a lot of title companies didn’t see that and once they saw that it’s legal and it works, they were fine with it. So I didn’t have any problem with it. I had a title company that called and asked if I had a purchase agreement and I said: “No, I have this option to purchase contract”, and then after they’ve seen the contract thy said “It’s fine”. Yeah! I love the simplicity of it!

  Real Estate Coach Nick: Yes! The seller knows where you stand, You know where the seller stand, to me, it just works so well. That’s why we use it all the time.

  Real Estate Student Chad: Yes. I think it is so great for the seller stand point because the seller understands it and it is not intimidating to them.

  Coach NIck: Have you ever invested in real estate before working with us?

  Chad: Not investing. I have a home here I ‘ve bought, the traditional way, going to a mortgage company. You know? When I was in high-school I actually got really interested investing in real estate, I bought the Carleton Sheets Program, but I got that so confusing I couldn’t follow and I just kind of dropped it. I was always interested in real estate but I never made a lot of money because I thought you need a lot of capital to buy an investment property.

How to buy a house – basic rules

Over the years working at Real Estate Sales LLC I’ve compiled a list of basic rules when it comes about How to buy a house.

One of them being: If you wouldn’t let your wife and kids move into it without you….DON’T BUY IT! As you never know when you may end up living in it yourself. Long story for another post….lol. As with any rules, there’s times to break them and times to not and these rules aren’t for everyone. If I would have stuck to this rule I wouldn’t have had a commercial note called due on me and most likely wouldn’t have gone bankrupt.

I have a few theories behind this thought process… Appreciation is one of my strategies of my investing. I’m pretty particular on where I would want my family living and most likely where that would make sense is in an area where one can expect a steady appreciation. If I wouldn’t move my wife and kids in there…I don’t buy it. If it would attract my family, it’s likely to attract the same type of clients. Now before you go down the discrimination thought process, stop! I’m not saying that at all. I just find when I would live somewhere myself I put more pride into it and don’t mind spending a little bit more money to make it nice vs just what’s going to make me the quickest buck.

Obviously, the numbers have to make sense. Be careful when you’re looking at numbers that there is so much more then it making sense on paper. Use common sense too. Cashflow is awesome and unless it’s paid off don’t count on it. What I mean by this is build your buffer. You know “Murphy” he’ll come knocking at the worst possible time. If I would have taken my cash flow and built a 12 month buffer I would have never gotten myself in a bad position. I’ve seen more people go broke buying investment properties and almost every time it’s because they didn’t have enough put away for surprise expenses.

Lastly, as one of my mentors Dave Ramsey would say….”Broke people shouldn’t be buying properties” If you don’t have 6 months cash of your own personal expenses saved up…DON’T buy an investment property you’re BROKE!

Protect Your Real Estate Investment Safe When Disaster Strikes

Once you’ve finished searching for that real estate investment of a lifetime, you’ve gone to the open houses, you’ve gotten the financing, made an offer, sat at home worrying if it’s going to be accepted, had the celebratory dinner once it was and then moved in, you’re faced with the chore of protecting it.

The number of threats that your property faces can be staggering. It’s not just termites and crude neighbours that are looking to sink your land value, natural disasters are a part of owning land, too.

It doesn’t seem to matter where you live in North America, there is a natural disaster with your name on it. The south has their hurricanes, the northeast and Midwest has blizzards and the west has earthquakes.

A quake is the most sinister of all natural disasters. People in the rest of the country can see a hurricane and blizzard coming days, sometimes even weeks away and properly prepare their property for the coming storm.

With quakes, there is no warning (usually), there is no report on the news that morning saying you’re scheduled to get one. They just happen. So, how can you protect your real estate investment from getting a bad case of the shakes?

Here are a few tips to protect your real estate investment: A good first step would be to pick up the phone or log onto the company that carries your home insurance. Almost no homeowners policies cover earthquakes.

If you have the extra cash every month, earthquake insurance is a very good idea, but be warned, it is considered catastrophic insurance, so the deductible is going to be very high, usually between 10-15 percent of the amount of your policy. It’s still a good thing to have.

Check the website of the US Geological Survey to see if you live in a high enough risk area to warrant extra insurance.

A quick quake-proofing of your home is another good idea. This won’ so much protect your house as it will protect you if one strikes. Use latches to keep cabinets closed, always make sure you have fresh water around and working batteries in all flashlights. These are common sense steps that anyone who lives in any sort of disaster area should follow, whether it be earthquakes, hurricanes or blizzards.

A final step to safeguard your home is to know where your utilities shut offs are. Fires are common after earthquakes and you’ll want to know where your gas main shut off valve is so that you can turn it off and hopefully keep your house safe after a major quake. Also, do not turn the gas back on until you are told it’s safe to do so.

Keeping your real estate investment safe from natural disasters can seem impossible, but with a little common sense planning, you can minimize the damage.

Networking in Real Estate

Networking is vital for any successful investor. If you want to be productive in this business don’t try to do it alone. Your network is who helps you in your investing. Networking is actually one of the biggest difference makers in real estate investing. Folks what are successful investing in real estate will have relationships with people who sent them opportunities, mentored them helped them buy and maintain their properties and in many cases provided services that enabled them to do more while spending less time and effort.

Make no mistake, real investing is a relationship business. The more folks you know in the industry the better you will do out there. Your network group will help you get your real estate investment career launched safely, reliably and profitably. Your network will help you in answering the questions of what you will buy, how you will buy it and who will help you. You should try to create a group that you would refer to as a dream team, these folks would be made up of real estate agents, mentors, contractors, attorneys, other investors and property managers. You may not want to admit it but you will need help and support as an investor and the more people you have to lean on the better your chances of success will be.

Start networking immediately, you can do this through Real Estate Investment Associations, online investing groups, civic groups etc. I would also recommend finding a real estate mentor to guide you, a coach is vital as he or she will hold you accountable and help you in your path to financial freedom. There are many real estate investment coaches out there, I would suggest checking out real estate sales LLC as they not only have great mentors but also a fantastic lead source to help you get your feet off the ground.
