When does an extension need planning permission?
If embarking on an extension at your home or business, one of the first considerations is whether or not you'll need planning permission before commencing with any works.
This can often be a little confusing but there are some key factors that need to be considered in order to help determine if planning permission is required: -
Height: Is the extension higher than the existing dwelling, or is its eaves higher than 3 meters if within 2 meters of a boundary.
Depth/Length: If the extension is single-story does it extend more than 4 meters from a detached hour, or 3 meters from an attached house.
Ground Coverage: Does the extension or any other outbuildings cover more than 50% of the land around the original dwelling.
Location: Is the extension to the front of the original dwelling.
Building Type: Is the property a listed building or within a conservation area.
