WATER RIGHTS AND RESOURCES There is approximately 3,000 feet of Frying Pan River flowing through the ranch. A small fork of the river traverses a field in the southwest part of the ranch for about 600 feet, paralleling the main river. There is a spring on the southeast portion of the ranch adjudicated at 30 gpm, and the water is in a pipeline that crosses over the river and irrigates approximately 15 acres of pasture above the ranch house. There is one cfs water right from the river with a priority date of 1882. There are several water lines and sprinkler hookups around the property providing irrigation to all parts of the ranch with grasses. There are three wells permitted on the property supplying adequate domestic water to all of the residences. RECREATION Reudi Reservoir, which was built in the late 60’s, is a beautiful 950-acre lake 13 miles from the ranch. There are campgrounds, boat launches, and ranches around this high alpine lake. The Roaring Fork Valley offers casual and fine dining, creative arts and entertainment, and intriguing historical areas. There is plenty to do including hiking, biking, golfing, kayaking, rafting, cross-country skiing and downhill skiing. WILDLIFE Surrounded by BLM and Colorado Division of Wildlife lands, the ranch offers incredible hunting opportunities for big game. The ranch lies in two Colorado Division of Wildlife Game Units, 444 and 47. Both are general draw units, owners and guests can obtain tags annually for hunting elk, mule deer, black bear, and mountain lion. Bighorn sheep are hunted by special drawing with only one tag per hunter’s lifetime. With approximately 3,000 feet of the Frying Pan River running through the ranch, all sorts of little shallows and ripples and deep pools are creating “Gold Medal” fly-fishing. The Frying Pan River is a “Gold Medal Stream” with healthy populations of large rainbow, cutthroat, and brown trout. Many of which have migrated up from the Roaring Fork River. The ranch not only consists of the completely private river frontage, there are also several miles of State Wildlife Area water on both the east and west boundaries of the ranch. The hatches are year-round for midges, and spring starts the mayfly hatch with blue wing olives and PMDs. Later in May the caddis start and run through most of the summer. The most famous hatch that brings the “big boys” to the surface with abandon is the Green Drake Mayfly hatch in July. IMPROVEMENTS The main house is a log cabin with 2,300+/- square feet, and an adjacent cabin dating back to 1890, both have been remodeled and are in excellent condition. There are 12 other cabins on the property ranging from 200 to 2,000 square feet, two of which are located directly on the river. Currently the cabins are rented on a long-term basis with month-to-month leases in place. The “fishing cabin” on the banks of the Frying Pan River is rented on a short-term basis or used for guests. There is a large garage/shop with an apartment on top and 20’x80’ equipment shed as well. There are roads throughout the entire ranch. HISTORY The Dallenbach Ranch is a “Landmark Property” in the Frying Pan River Valley. Originally homesteaded in 1885, by a German farmer that grew potatoes on the irrigated valley floor, but today it is one of the largest holdings in the valley and has several cabins of varying size.
