Aviva sees investment Growth in Lazari
Aviva lends Lazari £145m in London double

Aviva Investors has written loans to Lazari Investments totalling c£145m.
The first being a £90m fixed rate facility over 10 years to support the acquisition of 22 Baker Street, which Lazari has bought from Loftus Family Trust for £123m. The reflects an LTV of 73%.
The second transaction is a £55m 12-year fixed rate facility, refinancing a 2018 loan maturity against Henrietta House, the Marylebone HQ building of CBRE.
Gregor Bamert, Head of Real Estate Finance, Aviva Investors, said: “Lazari Investments has an enviable track record of investment and development in Central London and we are delighted to support them in the continued growth of their business. Our relationship with the Lazari family dates back nearly 30 years and these transactions solidify our long standing relationship by providing long term finance against high quality assets.”

LGIM agrees £74m Exeter University deal

LGIM Real Assets has acquired five student accommodation blocks and an academic facility at Exeter University for £76m.
LGIM Real Assets has bought these assets on behalf of two separate funds as part of a joined up approach to satisfy its wide ranging investor needs across its fund management platform.
Student accommodation
The student accommodation blocks have been acquired by Legal & General’s UK Property Fund for £49.6m, representing an initial yield of 5.78%. Let to INTO University of Exeter on a 35 year lease, the student accommodation totals 517 rooms comprising a combination of 160 studio rooms, 355 en-suite cluster rooms and two staff rooms across five blocks. The accommodation is just a short walk from the main University campus, to the North of the main University buildings.
INTO Academic Facility
Legal & General’s LPI (Limited Price Inflation) Income Property Fund has bought the INTO Academic Facility at Exeter University for £26.4m. The property lease is guaranteed by the University of Exeter and is for a term of 30 years. The 36,000 sq ft teaching facility is located right at the heart of the Exeter University Campus and is a modern, bespoke, high-specification building.
Matt Jarvis, Fund Manager of the Legal & General UK Property Fund, said: “The quality of accommodation and teaching facilities represents a large factor for students when deciding where they want to go to University. We believe that quality facilities help to provide a quality education and we will continue to target universities like Exeter which have modern purpose built living and teaching accommodation. This acquisition is in line with our strategy for the UK property Fund to target income producing assets on longer leases as well as our ambition to increase our exposure to alternatives.”
Long window frames in open plan properties are quite popular widening the look of space with additional natural light filtering into the properties.

Candy brothers win High Court battle

Today in the High Court of Justice, Nick Candy, Christian Candy, CPC Group and other defendants have defeated a £132m claim for damages brought against them by Mark Holyoake and Hotblack Holdings Limited.
The defendants’ statement is as follows:
“We have won the case. The judgment shows that Mr Holyoake and his accomplices are well practised liars and forgers of documents, and Mr Holyoake even lied to the court repeatedly as part of the High Court proceedings.
"The Judge saw through his lies and dismissed every one of Mr Holyoake’s claims.
"It has taken a great deal of time and effort to win this case and it has caused unwarranted damage to our personal and business lives. The claim should never have been brought. We look forward to time more positively spent with our families and in our respective businesses.”
Mark Holyoake had previously issued High Court proceedings against the Candy brothers for damages in excess of £132m. He claimed, amongst other things, that he and his family had been threatened unlawfully by both Christian and Nick Candy and under duress, he entered into a series of agreements extending a loan. The judge found that none of Mr Holyoake's claims were established and he dismissed the claims in full.
He also found that:
-Mr Holyoake had lied to several independent parties in respect of his wealth and business interests prior to taking the CPC loan.
-He lied to CPC Group to get the loan which formed the subject matter of the litigation and the terms of which he was in breach of from its inception.
-He hid the existence of other lenders from CPC Group from the outset.
-He caused several documents to be forged.
-He and his associate acted as seller and buyer in a property transaction using two law firms in persuading CPC that he was going to sell his property in what the Judge described as a "brazen and elaborate deception".
-He caused one of his associates to pretend to be a third party financier to buy more time from CPC
-He lied repeatedly to the court.
The High Court drama offered an insight into the extravagant world of the Candy brothers, which also embroiled Nick Candy’s wife, Holly Valance in the proceedings. Another notable feature of the trial was the character assassinations of the involved parties, as well as scrutiny of the brothers’ tax affairs.
TfL to assemble panel of advisers for 300-acre land bank

Transport for London is looking to assemble a panel of agents and advisors to help it bring forward its 300-acre development land bank across the capital.
Bidders have until 5 February to submit tenders for the ‘Property Development and Consultancy’ contract, which covers everything from residental and commercial consultancy; valuations; land referencing; CPO advice; building surveying; and development and project management.
The contract will be split into 11 lots and is expected to run for four years. TfL is tendering the contract on behalf of the GLA Group.
TfL owns a 5,700-acre estate that includes land and properties with huge potential for creating the homes and jobs that the capital needs. TfL’s landholdings are seen as having a vital role in meeting the mayor’s priorities to build affordable homes, while generating revenue to invest in improving our transport network.
TfL’s pipeline could deliver 10,000 homes across 300 acres. In 2016/17 the transport body brought sites to market which will deliver almost 1,000 homes, half of which will be affordable. It is using a number of routes to release its sites, including a property partnerships framework of 13 developers, direct-development and site-specific partnerships. TfL also has plans to release smaller sites.

I recommend Dr Kerstin Sailer’s blog that reports some interesting ideas on open plan and cellular space and general trends in occupier demands and the general functionality of space. Dr Sailer’s a Reader in Social and Spatial Networks at the Space Syntax Laboratory at UCL‘s Bartlett School of Architecture, where she leads the module ‘Buildings, Networks and Organisations’ in the MSc ‘Space Syntax: Architecture and Cities‘.
