When you are in the process of buying a home or getting ready to sell a property, a professional and experienced real estate agent can provide some much-needed help. Unfortunately, not everyone with a license deserves your business. Even if you’ve done your research beforehand, you might end up looking for an out.
In general, it is easier to end a relationship with an agent if you are buying than if you are the one selling a home. If you are the seller, your agent has likely put a lot of time and money into marketing your home. Still, there are ways to end it, though it’s not always easy. Some contracts will specify under what circumstances you can sever ties, but this can include a costly penalty and/or a time period where the real estate agent will still be entitled to a commission (if it doesn’t, ask about it). If you are close to the end of an initial contract, it may be smart to wait it out and avoid a potential penalty.
But if you are truly unhappy and don’t want to wait, your agent might be also, and might be willing to release you from your contract.
Your Agent is Unavailable – While you have to understand your agent likely has other clients, a life of his or her own and a need to sleep, the housing market is all about timing, and things change quickly. If your agent doesn’t respond to your voicemails, texts, emails or any combination of communication efforts in a timely manner, it may be time to find someone new.
Your Agent Doesn’t Listen – Being on the same page about your wants and needs are pertinent when selling or buying a home. If your agent continues to show you properties or propose sale deals that do not fit your criteria, you know they were not paying attention. Continuing to work with someone who doesn’t listen will likely lead only to further frustration.
Your Agent Makes You Uncomfortable – Whether it is through pressuring you to make a deal you aren’t sure of, being disrespectful or dismissive of your price range or using you to attract more clients, there are agents who can make you feel bad during the real estate process. But real estate professionals should offer you a valuable service, not make you uncomfortable. Manipulative, aggressive and selfish agents do not deserve your business. You should both be acting in your best interests in tandem and have a safe, open line of communication.
Your Agent Isn’t Knowledgeable – Buying or selling a home is a big decision that can have major financial ramifications. It’s important that you work with someone who knows what he or she is doing. You can ask about familiarity with the neighborhood, how many years they have been working and which real estate agencies they’ve been associated with to help determine if you are working with the right person.
Your Agent Isn’t Helping – Finally, if your “for sale” sign has faded while every other house on the block has sold or you have not seen a worthwhile property in more than a month, it might be time to move on. Some agents don’t make use of all available resources and some are just unprofessional.
Meanwhile, there’s probably someone out there who is willing to work hard for you and get you the real estate deal you are looking for. Sometimes it’s best to cut ties and start with someone new who is a better fit.

Just because there are slim pickings at the start of this spring’s housing season doesn’t mean sellers are in the driver’s seat entirely. Today’s home buyers are a nit-picky, recession-scarred bunch, and they want to get serious value for their hard-earned cash. Sellers need to not only price their homes carefully, but prepare their homes thoroughly for the process. Here are some tips:
Curb appeal
First impressions matter, and this is a first date you don’t want to end up paying for. Clean up the landscaping and freshen up the flowers. Take down your tacky tidbits and decorative flags, and consider some color updates. One new coat on the garage can make a difference.
Depersonalize
Nobody wants to see how you live and with whom you live. Take your babies off the walls and trade them for fancy-free, faceless photos that make potential buyers better able to picture themselves in the home. If you have seriously un-generic taste in art, put it in storage. It doesn’t matter how pricy the pieces, buyers aren’t art experts, and taste is entirely individual.
Clean up
Don’t just make the beds, but de-clutter and minimize. You might like the stack of magazines on the table, buyers don’t. They don’t want to know what you read. They might not agree with your fun pillow sayings. A little work and a big trash bag can make a huge difference. If your house is empty, you might have a professional come in and stage your home with rented furniture and design sundries.
Small projects = big returns
Don’t do major renovations. You won’t get the money back in the purchase price. Do choose some updates, especially in the kitchen and bath. Maybe you re-grout the tile, maybe it’s a new countertop or backsplash. If you can, add space where it doesn’t exist, like refinishing the basement. Believe it or not, a new front door offers one of the highest returns.
Check for cracks
Big cracks. In your foundation, in your stucco, in any structural area. Inspectors will come through and red flag this to potential buyers. Odds are it will cost you a lot less to fix it now than later, and you don’t want buyers negotiating repairs into the purchase price.
Keep it cool
Don’t turn up the heat on your buyers, especially if it’s still cold out. They’re coming in coats, and the hotter it is inside, the more they’re going to want to leave. Warm doesn’t always mean welcome.

Top 5 Places to Buy Real Estate by Sunil Tulsiani - Here's how you can buy properties in the USA if you live in Canada or anywhere in the world.
1. Go to the area that you want to invest in and spend at least 5 days at a time over the next 3-6 months.
2. Build your team of lawyers, real estate agents, Contractors, property managers, handy men etc. Make sure to visit their offices, check out their current and past work, get references and spend time with them to property check them out.
