Okay, it's time to talk about it

Aunt Ginny's house. Jesse is convinced she left it to him, his parents clearly have ownership. These are the two (three ish, like 2.5) most likely ways this misunderstanding on Jesse's part came about (in my opinion).

The first, and least likely imo, is that the house was in a trust for Jesse which his parents were the trustees. This one, while I think it unlikely, does have some merits. Properties in trusts do not require the beneficiary to pay taxes on them until they receive that which is in the trust. Jesse has obviously not been paying taxes on anything (except maybe his car?) as he doesn't have to worry about laundering his money the way Walter and Skyler do. He's not on the radar of the IRS - as far as they know, he has been unemployed and couch surfing since he turned 18. Enough 24/25 year olds meet that description that he doesn't flag in their systems as someone they should look into for tax evasion (making it much easier for him to just... not worry about paying taxes on his meth money lmfao). Generally, trustees are not allowed to just sell a property which is in a trust, but it is possible that Ginny put certain requirements in the contract in order for Jesse to receive the house, sobriety being the most obvious, and likely, option for such a clause. Maybe he had to be sober by a certain age? There's also the issue that Jesse shouldn't be able to live in the house until he reaches the age and conditions of the trust, though I guess no one was looking too closely. I think that while this option is plausible that it causes as many questions as it solves.

The second option, which I personally think is the most likely, is that Ginny simply changed her will soon before the psychosis from the cancer in her brain became too debilitating and never told Jesse. She might have, at one point, had the house slotted for Jesse to inherit, possibly when he was still getting his certification in data systems management, but then decided he wasn't stable enough to actually inherit the home legally. She probably told the Pinkmans that she wanted them to allow Jesse to remain in the home, or to do what he wants with it (this is the only way his attempt to sell a house he legally didn't own makes sense) but they took on the legal and financial burden of the home. Jesse would be left paying utilities while his parents paid the property taxes. Simple. Clean. Perfectly explains how they were able to have him evicted.

The third (or second point five lol), and also possible option is that either Ginny never intended to leave the house to Jesse, or she did but after her death he was deemed unable to recieve it due to his mental state. This one is a little bit sad, but let's be realistic here. She had to have known that her 20 year old nephew who cooked meth for money (I am assuming that Jesse was already cooking by that point as its heavily implied in the show that he started using around 15/16 in order to be living with his aunt in time for Junior Year Chemistry, meaning he was kicked out by the age of 17 at the latest) could not afford to pay taxes on the inheritance, then continued property taxes, not to mention what bringing him to the attention of the feds via the IRS would do. Maybe she didn't know he cooked, but she would have known he was an addict as that's implied to be why he moved in with her (his father's "we are not doing this again."). Most jobs drug test, and Jesse had a minor rap sheet according to Hank, meaning she would know about his previous arrests for possession. I think that it is possible that she never intended for the house to be in Jesse's name. I think it is much more likely that she made a deal, or added some legal clause to her will, that the house would go to the Pinkmans with the requirement that Jesse be allowed to live in it, or that Jesse had partial ownership. From quick reading, executors can't withhold inheritance on the basis of one's ability to care for themselves, and getting Jesse named as such would be another legal battle his parents might not have wanted to fight, but I am not a lawyer so maybe in NM it is possible under certain circumstances.

Thinking ab that scene. That scene where Jesse shows his dad his sobriety chip and Adam acts totally dismissive and disinterested. And it’s probably bc he’s afraid of giving himself false hope but ofc this only confirms to Jesse that it doesn’t matter what he does, his parents don’t want him back, not really. They were disappointed in him even before he became an addict bc of his low academic performance, he’ll never fit their expectations, so why try at all? He saw how they treated his aunt when she needed them the most, and they refuse to even admit he stepped up bc it doesn’t fit with their poor image of him, so obviously they’re determined not to give him the benefit of the doubt bc they don’t want to let him back in their lives, right? So he screws them over on the house and the next and last time they speak it’s over the phone and he’s trying desperately to leave them with something other than the years both parties have spent letting resentment build and never really trying to connect with one another on a human level because they were afraid of getting hurt again. Owwww owie :(
