Crain's New York Business on NYC's art scene moving to The Bronx: "As the sole subway-linked borough that still boasts affordable rents and an abundance of raw space for studios, the Bronx is emerging as a fast-growing hub for the arts. Artists are moving in from around New York City and farther afield, galleries are popping up, and nonprofit arts organizations are opening or expanding, staging world-class shows that are bringing in more outsiders."

"Silvercup Studios' has officially made the Bronx part of the family.

"The governor announced that the company's latest film and television production facility—Silvercup North—is open for business in the South Bronx.

"Silvercup Studios now has three locations in New York—the new one in the Port Morris section of the Bronx joining two in Long Island City—with a total of 23 studios. Silvercup now operates more than 500,000 square feet of studio space in New York City. Their stages have been home to television productions including HBO's Sex and the City and The Sopranos. Currently Quantico, Girls and Elementary use the company's Queen's stages."

Crains reports: "The city's Broadway in the Boros initiative arrives in St. Mary's Park in the Bronx on Aug. 19.

"The free, 12 p.m. performance will feature cast members performing vignettes from the Broadway musical The Phantom of the Opera and the Off-Broadway show Stomp."

About one-third of the city’s parks system include places that seem more at home far from a metropolis, and groups are working to improve these overlooked areas.

The New York Times writes about efforts to conserve 10,000 acres of forest, woodland, wetlands and marshes within the borders of larger parks in The Bronx and the other Outer Boroughs: “These so-called natural areas lie within existing parks around the city, including Van Cortlandt and Pelham Bay Parks in the Bronx, Forest and Cunningham Parks in Queens, Marine Park in Brooklyn and the Greenbelt on Staten Island. "Now as the city and its parks grow more congested, a nonprofit conservancy group given the task of protecting these natural areas has stepped up its efforts this summer to increase access to them as an alternative to the frictions of city life. In June, the Natural Areas Conservancy released a comprehensive public guide and map to all 10,000 acres of natural area that highlights its unusual features and plant life — Pelham Bay Park, for instance, has rocky outcroppings reminiscent of the Maine coast, while the Greenbelt has sweetbay magnolia trees like those in the South. "The conservancy has also organized tours and programs to promote these natural areas, which are maintained as they would be in the wild, meaning no playgrounds, concerts or picnic grounds. It has teamed up with city park officials and other conservation and community groups to make improvements to hiking trails in some areas, including building wooden steps over muddy spots and covering informal paths cut by passers-by who have trampled over native plants.”

"Spuyten Duyvil might not stay cheaper than Brooklyn and Manhattan for much longer, as [NeighborhoodX co-founder Constantine Valhouli] said the more expensive properties in the neighborhood were already starting to become costlier than average prices in Upper Manhattan and are approaching the levels of some neighborhoods in Brooklyn.

“ 'The fact is, those properties at the very top end are just below the prices of properties in Cobble Hill and Carroll Gardens,' he said. 'You’re talking within [a] $100 to $120 [per] square foot difference'."

Milton Glaser, who designed the iconic I ♥ NY logo, tells The New York Times what it was like to grow up in the United Workers Cooperative Colony ( AKA the Coops, rhymes with hoops) in Allerton: “It was like heaven,” he said. “You had this enormous commitment to the idea of human possibility, that you didn’t have to just accept existing conditions, you could change yourself and change society. It was very socially conscious in every sense, and they became part of the progressive element in American life, very much so.”

Brooklyn was dethroned after four consecutive years at the top.

Curbed reports: "The Bronx accounted for 32 percent of all new permits, which is a huge increase on its average over the past five years which hovered at about 11 percent. 'Brooklyn has been on an epic run over the last few years with Manhattan and Queens right behind it,' Richard T. Anderson, the president of the Building Congress, said in a statement. 'But as of now, 2016 is shaping up to be the year that the development community finally rediscovered the Bronx'."

The market at 9 Bruckner Blvd. will include a rooftop beer garden, developer Keith Rubenstein said.

DNAInfo reports: “A new food market that will feature a rooftop beer garden and a variety of takeout and sit-down restaurants is on its way to the South Bronx. “Developer Keith Rubenstein, who is in the midst of planning a massive residential and retail complex in Port Morris and has already helped open a new coffee shop and fashion boutique in the neighborhood, now intends to enlarge his footprint in the area with a food hall. “The venue, which will be called The Bruckner Market, will be located at 9 Bruckner Blvd. ... “The market will be either two or three stories with several takeout venues and seating areas on the ground floor, a variety of sit-down restaurants on the second floor and a beer garden on the roof. “One of the sit-down eateries will likely be a Latin restaurant led by chef Douglas Rodriguez, the "godfather of Nuevo Latino Cuisine," and the market would contain a microbrewery as well, according to Rubenstein.”

SBH Health System, which includes St. Barnabas Hospital, has joined with developers to create a complex designed to address many of the hurdles to healthful living facing low-income residents in the Bronx.

“The project, located on two parcels across the street from SBH’s medical center, will have 314 units, all of them affordable apartments for low-income or formerly homeless households with services such as an ambulatory-care center and a kitchen for teaching healthful recipes.

“ 'If you have a safe place to live, if you have good food, then you can start to think about all those other things that relate to wellness,' said David Perlstein, chief executive of SBH Health System.

"The $156 million development reflects the broader push in health care to focus on preventive strategies, integrate the way services are delivered as well as cut down on expensive and unnecessary hospitalizations or emergency-room visits."
