it's finally time for da update post that i mentioned some weeks ago
so i know i've made mention here or there that i've been incredibly busy and unable to shitpost to the usual degree that i would like. the reason behind this is that i bought a house.
it is my first home purchase and it was a good price for the size, so we went with it. it's in a good neighborhood, neighbors seem very nice, it's got a lot of original woodwork and fixtures...
but boy-howdy was the purchase process aggravating. and the annoyances didn't stop after i got the keys, either.
so i've decided to rant about it in this blog post. because it's likely going to be long and winding, i've put the ranting under a cut.
rest assured that as soon as i'm all moved in, i fully intend to resume shitposting.
anyway:
the house is a brick colonial, two stories, full basement, attic crawlspace, 3 bedrooms, 1 and a half baths. it was a good price for the size (2600 sq. ft.) and it had some minor things that needed addressing, but is structurally sound.
the pre-approval process for the loan went as well as you might expect. but for whatever reason, the actual approval process was a nightmare. not because i wasn't approved due to my credit score or anything like that, no...
but because the staff member they assigned to actually complete the process was mentally deficient and possibly illiterate.
the incompetent lender experience
a few things this individual did to make the purchase process a nightmare, in no particular order:
insisted on doing everything over email instead of the mortgage company's perfectly acceptable portal interface that i used for the pre-approval process anyway
sent the wrong pre-purchase documents for signing that had outdated information on them
refused to respond to questions about why the paperwork was incorrect and delayed closing by at least a week as a result
kept requesting the same documents that were already sent before (because she probs lost them in the midst of all the emails)
kept spelling my legal name incorrectly in correspondence and documentation, even when it's clearly visible in the name field on my email address
asked for documents that do not exist, refused to elaborate on what these documents were or what their purpose was
was so poor about communication that my realtor had to jump in and badger her/her boss about what was taking so fucking long
kept removing my realtor off of email chains (that i put her on specifically because this individual was so incompetent. i needed my realtor to witness the bullshit and not assume i was just being lazy/irresponsible/slow to respond when this dipshit kept requesting the same document three times in a row)
show her illiteracy when provided my home insurance documentation by the insurance company (i.e.: documents attached had the entire policy outlined, as is expected of an insurance coverage document, and this bitch replied to the email asking the insurance company "is wind&hail covered?" bitch, fucking read the document!)
so we were set to close on the 18th of feb, didn't actually close for reals until a week later. thanks, you feckless cunt.
that would be bad enough. and while it doesn't "get worse," per se (nothing like the house exploded or fell apart in between or anything), it certainly got more annoying after the keys were passed over.
the previous owner was a maroon
now, like i mentioned, this is a brick colonial-style house. it was built in the 1940s. for those who do not know what that means, houses of this style and time period generally have some or all of the following qualities to them (non-exhaustive):
obviously all-brick exterior
hardwood floors
wrought iron railings (inside and outside)
asbestos tiles in the basement (yes i know this sounds scary, no it is not as dangerous as it sounds, yes it is exceptionally common for houses in this area of that time period, no they do not need to be removed, yes they were inspected)
fireplace
single-pane glass windows
marble and/or natural stone fixtures (i.e.: window sills, thresholds, etc.)
4x4 tiles on the bathroom walls
3x3 tiles on the bathroom floor
metal medicine cabinet in the bathroom
no roof ventilation by default
crystal door knobs
glass block windows in the basement
other odds n ends
now, a lot of these were reasons why i decided to make an offer on the house, others were things i could deal with/address as time went on.
the seller claimed she was the second owner of the house, that whoever purchased it would thus only be the third owner the house has ever had. sounds wonderful, right? must mean that the house is kept well!
ha ha ho ho ho... WRONG!!
now, the house wasn't a dump. i wouldn't have wanted to make an offer if it had been. and i was fine with a little bit of maintenance or upkeep; i simply cannot afford a "turnkey" house of this size in this area so that was a concession i had to make.
but here's the thing... i am fairly certain that this must've been this person's first ever home as well. i was able to locate the paperwork on the county website indicating that this was an inheritance. it was either a grandma or auntie that passed away and left this chick with the home. i surmise that this individual probably only lived in condos or apartments up until this point and had no earthly idea what kind of work and maintenance a piece of property needs to be kept healthy. not just for "valuation," but to keep the home functionally healthy and safe to inhabit.
the other thing to keep in mind before i go on this next set of gripes and complaints is that the house was sold in as-is condition. for those who don't know, this means that the seller is saying "hey, this is what i know is wrong with it, i'm letting you know right now. you're buying this property with the understanding that i'm not gonna fix anything unless it's discovered during the pre-sale inspection process that i lied about something being functional and it actually isn't."
this actually did happen; the seller stated their furnace was effectively "brand new," but our inspector discovered that while it was newer, it was not maintained properly and had massive water damage inside of it from a leaky evaporator coil for the air conditioning unit. this meant that the seller was compelled to fix it to the condition as stated on the listing. because of her poor planning, she waited too long to get it fixed, the HVAC guy told her "yeah it'll be a few weeks to order the part i need," she had to be out of the state before then (plus our closing date was before then as well), so she ended up buying a brand-new furnace instead! that was a benefit for sure. but it also speaks to just how little this person prioritizes things, imo.
so to that end, here's all the things that need addressed in the home, coupled with a bunch of things this previous owner decided were "more important" to address instead:
stuff that needs fixed
brick needs tuckpointing done in several spots on the exterior
wrought iron railings need to be sanded and resealed with rust preventative
gutters need flushed/adjusted to prevent water damage
dirt around house needs to be graded further away from the house to prevent water damage
...a bathroom fan to be installed, as there currently isn't one
...same with oven hood; no oven hood currently
several windows need replaced (to her credit, she did start this process... and then stopped, presumably because window replacements will bankrupt you and this house as a lot of them)
natural stone windowsills and threshold need repaired/replaced
hardwood floors need refinishing (to be fair, they're not horrible and they're in decent condition, but they're in need of love)
kitchen backsplash needs replaced (currently formica that wants to pull away from the backsplash wall)
kitchen sink is newer, but was never clipped to the countertops nor was it silicone-sealed to the counters (???)
kitchen sink is also warped for reasons unknown (it's a standard steel drop-sink, no idea how it got bent)
fireplace needs cleaned/treated
AC condenser unit needs replaced (it does indeed work, but it's rusty and old)
tiles in bathroom need re-grouting
showerhead needed replaced (did this recently with the help of a friend and it was a nightmare in between)
basement ceiling is old and gross
main bathroom toilet leaks from the tank and needs replaced because it's a kohler with some proprietary/bespoke flush valve and it's cheaper to replace it than fuck around with buying the correct valve and having someone help install it because i can't lift a fuckin toilet tank even when empty lmao
the sink sprung a leak randomly while i was staying the night to wait for a delivery in the morning (this has been fixed but it was nightmarish) and...
...because of this repair and the emergency nature of it, the plumber had to cut into our dry wall opposite the bathroom to get to the plumbing so now the wall has a huge hole in it!
HVAC returns/intakes don't actually... connect to the furnace bc it's a 1940s home so at least one of them will need to be connected for optimal performance
many, many outlets are not grounded in the home at all
probably other things i'm forgetting
what the seller thought was more important to address instead
badly painting the walls wild colors (i take umbrage with the poor paint job more than the color choices tbh bc i like some of the colors she picked)
salvaging wood scraps to badly jury-rig shelves into the closets as opposed to having wood properly measured out for the shelves
using vinyl contact paper to bind two separate planks of scrap wood together to make one "whole" shelf piece for said closets (she had wood glue and a clamp, why didn't she just glue them together at that rate???)
putting up hideous fake ivy on the one bedroom wall (it was her instagram/tiktok room for sure for reasons i'll explain) and using badly-placed nails to hold it in place, making it extremely annoying to remove without taking the drywall with it
questionable purchasing decisions in general (again i will explain shortly)
buying a million houseplants and training some of them to wrap around things near power outlets
creating a jury-rigged irrigation system using rain barrels
replacing a vintage doorknob with a modern doorknob without enlarging the doorknob hole to fit a modern doorknob
putting up mismatched light fixtures to the color of the room they reside in
putting up mismatched outlet covers and lightswitch plates in the same room
leaving coPIOUS AMOUNTS OF GARBAGE AND PERSONAL EFFECTS IN THE HOUSE EVEN THOUGH THE PURCHASE CONTRACT STATED THAT THE HOUSE WAS TO BE CLEARED/EMPTIED BEFORE SHE LEFT AND THEN LEAVE THE STATE BEFORE THE HOUSE PURCHASE WAS FULLY CLOSED
basically not doing any of the previously mentioned fixes that needed done or doing it incorrectly
now i know what you're thinking: why not make her come take her shit? well, as mentioned, she moved out of state for reasons unknown. apparently personal reasons, probably family-reasons. she did not seem to want to sell the house, as evidenced by several pieces of furniture in the house being date-stamped as manufactured last year, when the house was put up on the market.
we could take her to civil court, compelling her to appear or risk default judgement, but the amount of time and headache that would cause would not be worth it. we've already spent this entire month just cleaning the mess she left behind so to drag out the moving process even further with litigation would be pointless. we'd also have to document all the garbage she left behind and most of it we've tossed or given away at this point lmfao.
but the reasons that make me believe that she was some weird insta/tiktok attempted influencer are as follows:
the smallest bedroom was staged like a recording set
walls were painted an extremely bright yellow color for a room that gets full sun most of the time
that stupid fake ivy was all over the wall in the yellow room
it was staged with "set-pieces" like word art that would be visible in the shot
ivy wall had a small, trendy (read: cheap) loveseat in front of it, perfect for sitting in to yap about whatever while your backdrop is visually appealing
she had ordered a fuckton of (cheap bootleg) acoustic padding for the walls
she left behind an expensive elgato stage light
she had several tripods and softboxes for photography (also left behind)
several "fixes" around the house were prime "tiktok DIY" content fodder (i.e.: the contact paper """hack""" for the closet shelves)
she was purchasing a fuckton of amazon trash (a lot of which was, you guessed it, left behind for us to deal with) that was ""on-trend"" at some point
she was purchasing amazon warehouse returns (a really popular type of content for a while there)
now, is any of that truly indicative of her being an attempted insta/tiktok influencer? is anything in that list a smoking gun? i mean, no. not without seeing evidence of an actual account or w/e. but the circumstantial evidence is, imo, pretty damn compelling. esp since my realtor even made the comment that the yellow room looked like an "instagram room" when we were first viewing the house before we even made an offer lmao.

so yeah, that's why i've been pretty dead to the world (aka tumblr) for the past... few months lmao. not just from the actual purchasing process itself but from the clean-up, the catching-up on maintenance that she didn't do, the fixes, the discoveries, the organizing of what's trash and what can be sold, etc... it's just been a lot.
i can't exactly say when i'll be moseying back around to attempt shitposting about vidya or posting new fanfic and fanart, but just know that i fully intend to rub my ass all over the internet once i'm fully settled in the new house

I hate having dreams where it ends abruptly with smth I can both hear and feel, which then in turn jerks me awake violently
like I just got woken up by a dream in which I disturbed a bee or wasp nest that was inside some gutter or a patio or smth by accidentally nudging it as I passed
the sound of bees buzzing in my ear was so loud and so vividly real, plus the feeling of a gaggle of bees repeatedly stinging me on my neck, caused me to effectively have a fit as I ungracefully exited my dream
now I keep feeling my neck for punctures or smth bc that was turbo-fucked and one of my actual worst fears lmao
