The province says inclusionary zoning, which allows the city to compel developers to add a percentage of affordable housing to new builds ne
Doug Ford's government is looking to pause affordable housing requirements for new residential developments near transit hubs in Toronto, Mississauga and Kitchener, saying they are deterring construction during a housing crisis. The proposed amendment would pause inclusionary zoning in the three Ontario cities where it exists until July 2027. The planning tool lets cities compel developers to rent a portion of units below market value — at 30 per cent of the household's gross income — in new builds near major transit stations. The proposal comes as Ontario has fallen behind its goal of building 1.5 million new homes across the province over 10 years, prompting Municipal Affairs and Housing Minister Rob Flack to say last year it was now a "soft" target.

・ Dan and Phil often argue whether their clothes suits them or not, well, i'm a fashion stylist student and i'll share my 2 cents with my kitchener essence analysis of them 🍥 ୭ ˚. ᵎᵎ
⤷ ゛what is it? ˎˊ˗
Kitchener essences use your type of beauty + lines and shapes of your face/body.
Basically it's a blend of 3 essences that matches the person's features and we repeat it in clothing to get the most natural look on them ~

( Long msg ahead sorry lol ) Still don't know how kibbe came up with such a genius way to type bodies , like it's insane to know someone's type without mathematical measurements , just with height ( which isn't MASSIVELY important, it's more about the perception as you say ) and how fat/muscles/bone structure are distributed and what kind of fabrics could be draped on top . And this isn't the end of it ! Truly baffling to me . Also I can confidentiality say that you , caro , are the absolute best at analyzing and finding stuff that most people miss . I always learn so much from you so thank you very much ❤😎
thank you! now, to me the genius of kibbe is: when hollywood's glamour era faded, he took the work of belle northrup + harriet mcjimsey and galvanized it into a styling method anyone can use to accept and clothe their physique. i simply think of him as the one stylist who pulled off the best marketing. his consultation prices mirror that. but the whole yin/yang concept came from belle's book on costume history.
then, mcjimsey created the 6 main types (see below), the lost ingenue type included. even in this rudimentary system with all its dangerous "looks equals personality" and "you can type by expression" faults, i can identify myself as a dramatic (being 5'9 narrows it down for me anyway, average heights have a harder time finding their ID). kibbe only took the good stuff and ran with it, he didn't invent it.
mcjimsey even had a base analysis of how our frame, curves, and muscles determined type. to an exaggerated degree, even typing by posture and gait and perceived level of elegance, etc. romantics could have violet eyes, even, probably to prove a point how dreamy they are? thankfully, kibbe removed a lot of that, though he added his own fantasy bits sometimes. still, those 6 types were pretty concise and had the names we know before david came.
Another gorgeous photo of Matthew Goode, from 2013, taken by Johann Sandberg for 'Officiel Hommes'.
Added a song link that meshes well with the aesthetic of this photo, Steve Winwood's song Talking Back to the Night, with an instrumental version of the 1987 version of the song. There's an elegance to both the song and the aesthetic of Matthew's look in this photo. It kind of vibes similarly to the mid to late 80s aesthetic for me. Clear sense of yang, structure, and soft romantic atmosphere paired with timeless classic aura. While I'm not an expert by any means, speaking in terms of fashion and style, this photo of him speaks out to me as style essences of Dramatic, Classic, and Romantic. He looks sculptural, timeless, and there's a softness to his eyes. Timeless elegance. Romantic softness and expressiveness. Plus dramatic architecture. There's something about his aesthetic that speaks to me.
