mariashades sent me this converted Electric Power Board Substation in Onehunga, Auckland City, Auckland, New Zealand and I love the 3bd, 2ba home. $2.495m.

I didn't expect this. From outside, the ceiling doesn't look this tall.

The whole building doesn't look this roomy. Love the industrial style.

It looks like it has original offices on the 2nd level.

This is very nice, a formal dining room.

There's a large cabinet in the kitchen, and next to it, built-in shelving. A wide door opens to the patio and pool.

Then in here, there's a combination art studio/music room.

Modern construction in Rome yields ancient discoveries

Work on Rome’s new state-of-the-art subway line near the Colosseum has been plagued by delays, but it’s also unearthed a surprise treasure trove of thousands of artifacts, including a Roman military barracks and an ancient home with more than a dozen rooms featuring frescoes, mosaic floors, and other decorations that are nearly intact. This 2000 mansion in Cleveland, OH is beautiful, and it's surprising, b/c it's relatively modern construction. It has 4bds, 7ba, 12,517sqft, and was cut $50k to $2.545m + $6,826 annual HOA. It has a pending sale.

The front door opens to an entrance hall with an inlay medallion in the floor.

Isn't this lovely? From the front door there's a clear view of the sitting room. (As always, it can use some color.)

The massive white fireplace would stand out so much better with color on the wall.

There's a lofted mezzanine over the 2 story sitting room and an arched, lighted ceiling.

The dining room has stars in the ceiling, rather than a chandelier.

On the way to the kitchen there's a built-in bar.

Love the kitchen island.

Quartz counters and interesting cabinetry with Gothic-y accents. Look at the fancy hardware.

Judging by the detail, these are high end cabinets.

Look at the large wine cooler.

The kitchen dining area has a view of the open 2nd floor, plus a door to the sunroom.

There's just a lone exercycle currently in the sunroom.

Even the laundry room is beautiful with its terra cotta colored Shaker cabinets.

Also off the sunroom there's a family room with a fireplace and lovely wood paneled walls.

The primary bedroom suite has a modern fireplace and a sitting room.

Look at the elegant ensuite.

Up on the mezzanine, there's a sitting area with a fireplace.

The mezzanine is huge. There's even a library up here.

The secondary bedrooms are all very large and this one is open to the mezzanine.

They all have their own ensuites.

Beautiful recreation room with a kitchenette and bar.

Nice home theater.

I really don't know what this room is for, but judging by the lights and that bar, the owner had a specific use in mind.

The house is right on the lake. Look at the rocky coastline. 0.53 acre lot.

On a street in the middle of 2 small homes worth between $350 - $475k, they built this 2024 modern house on a 6,098 sq ft lot in Greenville, SC, and priced it at $5.25m. 6bds, 6ba, 5,700 sq ft. They must be out their minds. So, let's see what you get for $5.25m.

There's hardly any land, but you've got a porch out front. The listing says it's "reflecting its unique status in the area." Well, that's one way to look at it. My dream job would be writing bullshit fiction real estate descriptions.

No grand entrance, you walk right into the living room. The listing says, "Step inside through a 9-foot entry door, flanked by gas lanterns, to discover a sanctuary of design innovation."

Open living room/kitchen floor plan w/a mezzanine. I don't see a formal dining room, though.

"Fisher & Paykel appliances, custom European cabinetry, and quartz countertops in a show-stopping kitchen." I must be a real peasant, I've never heard of those appliances.

"Low-iron glass railings at a dramatic 42” height for uninterrupted views."

The primary bedroom is kind of plain.

I don't like "wet baths"- with the tub inside the shower.

Secondary bedroom. All bedrooms have heated floors.

The bathrooms feature smart toilets and bidets.

This may be a home gym that's actually one of the 6 bedrooms, b/c it has an ensuite.

Guest powder room.

"A residential elevator with glass doors and a full-size cab."

This is an entertaining floor w/a kitchenette.

Nice laundry room w/a mirrored tile backsplash.

B/c there's no land or yard to speak of, the listing says, "With a covered front porch, private decks on every level, and an exclusive rooftop experience, this home redefines outdoor living." Yes, it does redefine outdoor living.

"A custom-built outdoor kitchen and space for an 80” screen." (What?)

"A private home theater, climate-controlled and insulated with Rockwool for superior soundproofing." WTH is Rockwool?

This isn't a patio, it's the driveway outside of the garage. "Garage Goals: The oversized garage is more than functional – it’s a versatile space for entertaining, working, or hosting events. Featuring curated floors, insulated walls, ceiling speakers, and four EV chargers, this is a garage designed to impress." They have a lot to say about a space they don't show.

This is the last house that was approved to be 3 floors high in the city of Greenville.

Brand new construction, 2024 small ranch style, open concept contemporary in Grand Junction, CO. 2bds, 2ba, 2,040 sq ft, $1.6m. I don't know who designed this, but according to the listing, it is an entertainer's dream. It even comes with a stripper pole in the living room.

Walk thru a narrow hall (not even a closet?). The floors are marble with the heating underneath. The sliding glass doors on the right are to the garage. Who wants to see into the garage?

The first thing you see is one huge room with a tiny kitchen (they're calling it "cozy"). I don't even see a fridge, unless it's the small door next to the stove. (The listing said it's ideal for preparing quick meals.)

The upper cabinets are ridiculously high. There's the stripper pole on the right.

There's no fireplace, but there is a half stone wall. Keep bearing in mind that they want $1.6m for this. Is that ceiling neon? What a pain if it starts burning out.

Sunken into the floor is a 10 person hot tub. Can you imagine swinging around, losing the grip on that pole and flying into the hot tub?

There's a regular flat screen TV and what appears to be a multi-screen TV, as well.

The primary bedroom has 2 closets, but no walk-in dressing room. ($1.6m!) It's a plain room, no fireplace, nothing.

I hope there's a shower across from the sinks, b/c there isn't one in the tub. More than likely, it's the toilet.

Bedroom #2. Plain, lackluster room with nothing architecturally interesting. ($1.6m!)

The garage has that neon ceiling and although it has 2 doors out front, it will fit 6 cars or, as the listing says, provide storage.

And, it also features a basketball hoop, so you can't really fill it up with stuff if you want to play.

Behind the house there's another garage door. I don't know if they're going to put them in, but right now, there's no driveway, patio, or plantings. ($1.6m!)

The lot is 1.65 acres. The buyer will also have the option to subdivide the property.

The development plans include 11 duplexes, so the buyer will have the only single family home. I hate this so much and I can't believe the price.

This house is CRAZY! It looks like an Amazon corporate headquarters, has 6bds, 7.5ba, and is $2.990M. It's got several definite vibes, and I kinda like it. You have to see the inside.

Check out the size of the entrance hall. Look at the distance between the front doors and the living area.

We have arrived. Doesn't it look like an office building?

From this perspective, it looks like a mall.

Must be the family room here. It's gigantic.

The other rooms branch off this huge main room. There're glass walls and mirrored walls.

Have you ever seen a bath with a kitchenette? Plus, there's a sauna.

I thought that this was the kitchen, but it's another kitchenette.

This is the kitchen. Why would they put a skinny galley kitchen in a big house like this? Well, they say that galley kitchens are the most efficient b/c everything's within close access.

At the entrance to the kitchen is the everyday dining area, or you can go out on the patio.

This must be the dining room right outside the kitchen. They did a gorgeous "bring the outdoors in" thing here.

Look at this.

Walking along the walk and the little stream, you can stop by the kitchen window.

I don't know if this is the living room. I guess it could be whatever you want.

It's got another fireplace outside the indoor pool.

A bedroom and en-suite. See that little door on the right?

For some reason, that's the door to the closet. Why do you have to duck?

I think that this is the entrance to the primary suite.

The primary bedroom has a fireplace and I thought that was a bed, but I think it's a hot tub. This home has what looks like stage lighting on the upper walls.

Look at the outdoor pools- they have a bridge to a little island.

Gated property.

The home comes with 26 acres of land.

Looks like a repair garage at night. .

Aha! Zillow censored the main bedroom in this ordinary looking suburban home, but one of our eagle-eyed group members found it on another realty site. It’s in Celina, Texas and for sale for $604K. Let’s look around.

Nice entrance foyer.

The first room you see is the dining room.

And, then there’s a beautiful balcony, perfect for a big Xmas tree.

Nice fireplace and an open window to the kitchen.

Large modern kitchen.

Another sitting area on the balcony.

Zillow shows the main en suite bath, but only a glimpse of the bd.

And, here it is as found by the group member. Zillow don’t want no S&M sex dungeon bedrooms in their listing. It’s not really that bad. 

There’s a sweet little girly room. Zillow likes that.

And, 2 more children’s rooms. I wonder what they think of Mom & Dad’s decor.

And, in the back is a typically suburban patio with a barbecue. Nothing to see here.
