When selling your home you have a few things to seriously consider and make the right decisions about. There are home buyers out there for your home and finding the right buyer is paramount. Your real estate professional will discuss many things with you before putting your home on the sales market. You will want to discuss the following 3 topics in detail to be sure you are making the right decisions as they pertain to selling your home. 1- Advertising of your home. You want to get your home in front of as many qualified home buyers as possible. You should talk to your Realtor about the photography of your home and be sure they will provide you with the best phots. You will also want to be sure that on photo day you have your home staged and clutter free so the photos show your home in the best possible way. You have 3 photos and 5 seconds to capture home buyers online. This is why the photos of your home are so important.
2- Competitive and Fair Pricing. You can have seller photos and an awesome virtual tour but if you have priced your home out of the neighborhood market your home will not be seen by home buyers as they search homes based on a price range. You are competing with other homes for sale in your neighborhood. Having your home priced too high, you may be helping your neighbors sell their home over yours. You also have to consider appraisals. Mortgage lenders will have your home appraised and even if your buyer is willing to pay an inflated price, the appraisal may not support that price and the buyer will not be able to get their home loan.
3- Showings and Staging. Your Realtor will market your home and do everything possible to attract buyers. You will want to do a little work on your side as well. Having your home ready for showings and granting buyers access to your home is important. You may want to treat your home like you are expecting guests every day. Having less small appliances on your kitchen counter tops and no dishes in the sink is always a good idea. You want the buyers to feel comfortable in your home so they can imagineer themselves living in your house. Consult you Realtor on ways you can make your home fell more inviting to the buyers. Many people feel awkward walking around someones homes as it is so giving them the feeling of comfort and peace is key.
