Imagine a Twilight Au where Derek moves with his sister and uncle to Forks (Or Beacon Hills) and encounters stiles, a vampire living there but Derek isn’t human either and stiles can find out why Derek smells so good considering he’s a werewolf.

“There’s not going to be enough left of me remaining to identify my body with.”
Sterek Hotel Transylvania AU: For monsters, there is a place of sanctuary hidden beyond the haunted forests and creepy marshes, far from the human world: Hotel Transylvania. On one special weekend, Robert Hale invites every monster to the hotel to celebrate his son Derek’s 118th birthday.
As part of his birthday, Derek asks if he can venture out into the human world. His dad agrees, telling him there’s a town not too far into the forest—but the town is a set up and the zombie bellhops dress up as humans in order to scare Derek into returning home and staying there, where he’ll be safe.
However, everything goes wrong when a human unwittingly follows the zombies back from the town and crashes the party. Stiles, a free-spirited young man who has been wandering around the world, gets caught up in the festivities, disguising himself as a monster and hiding the fact that he’s a human from everyone at the party. However, when Stiles runs into Derek and something happens—they fall in love.
Stiles and Derek get along wonderfully, but as they grow closer, Robert grows more weary. He takes Stiles to a private room—covered in dust and shrouded in darkness. He leads Stiles over to a large portrait that hangs on the wall, the curtain pulled down enough to see the beautiful face of the young lady.
Stiles exclaims that he knows her: Lady Talia Hale. He says that he’d travelled to the castle where she had lived and had learnt about her story; she fell in love with a count and they lived in the castle, but one night, a fire started and the family died. He says that when he had been there, it felt as if a soul had been trapped there.
Robert tells him that he’s partially right. The fire wasn’t an accident: the villagers had started it as they tried to hunt down the count and his wife. The count and their child had escaped, but Talia had died.
He steps forward and tears the curtain down, revealing the other half of the portrait: a young man standing beside Talia, smiling. It’s Robert.
He explains that he built the hotel to keep his son safe, and that he has tried to keep Derek there in order to protect him. Stiles promises that things have changed, that monsters are no longer hunted and Derek would be safe if he left.
“Can you promise me that, if we were to go into the human world, everyone would accept us?” Robert asks.
Stiles, heartbroken but understanding Robert’s worry, says he cannot. He promises to leave, but Robert asks him to stay one last night so as not to ruin Derek’s birthday.
Derek’s party is a great success . But that all changes when Derek kisses Stiles; Robert overreacts, and in his outburst, inadvertently confesses to deceiving Derek with the town. Among the chaos, Stiles is revealed to be a human. The guests are outraged by the deceit at play, but Derek is undeterred and wants to be with Stiles. Stiles – out of respect for Robert – pretends to be revolted by Derek and rejects him before leaving the hotel.
Derek is heartbroken. Robert goes looking for his son, finding him sitting on the roof and cradling the present his mother from his mother. Robert tries to comfort his son, but Derek passes him the book, a story that Talia had written about how she and Robert fell in love. Derek admits that he fell in love with Stiles, but thinks Stiles didn’t love him back.
Robert realises that he was wrong; in trying to protect his son, he had only ended up hurting him.
He chases after Stiles, tracking him down and apologising for everything he’d done.
When Robert returns to the hotel, he returns with Stiles. Stiles admits that the feelings were mutual and that he fell in love with Derek too.

Before everything, if he were to speculate the origin of Weres, like, primordial Werewolf soup—as a dude does while trying to sleep at 3.14am—Stiles would've guessed at some sort of freaky-deaky-evolution-gone-gaga crap. Y'know, wolf meets and mates with human... mutant baby half-wolf has first birthday... then years later takes half-wolf cousin to prom and... ew, okay, that got weird fast. But you get the picture.
Because, magic? Who'da thought that was a thing?
But when Derek crawls into bed alongside Stiles, tracking every inch of his body with lightning-blue eyes, Stiles is a true believer.

Derek wasn't usually a nosy neighbor. Quite the opposite, in fact.
He was an introvert at heart. He had been ever since he was a little kid.
It was just another facet of his personality, one that his sisters and absolutely adored poking fun at. It was a great source of entertainment amongst a pack of werewolves that valued camaraderie and community above all else.
That wasn't to say Derek didn't cherish those values just as much as the rest of his pack. In fact, he appreciated them more than anyone else solely because he was so selective about the company he kept.
In high school, he had only had two friends, Boyd and Erica, who managed to accommodate his reticence and dry humor enough to want to actively hang out with him. Beyond them, he didn't have many friends, or acquaintances period.
Sure, he had been popular enough thanks to the positions he held on the basketball and baseball teams — being captain wasn't something to turn one's nose up at — but that popularity was limited outside of games.
He had never been invited to the parties celebrating the wins that he was mostly responsible. He had always been both grateful for and annoyed by that fact: on one hand he hated parties with a passion but on the other hand, it was nice to be invited.
While he almost single-handedly carried both teams he played on, he had always been, and always would be, a nerd at heart. He would take a quiet afternoon spent reading and sipping tea over a raucous night partying any day.
That being said, it was no wonder why he became an English teacher.
After graduating from Stanford, he managed to secure a highly sought after position at the high school in his hometown. Apparently, the previous holder of the position was a darach, reminding him of just how crazy the little town of Beacon Hills was.
After a few months of living with his parents while he settled into his new job, Derek found himself an apartment in town. It was closer to the school than the Hale House which meant a shorter commute which in turn meant he could sleep in for just a little longer.
In his seven years living in his apartment he had seen several neighbors come and go, nearly half a dozen or so. And all of them had their little quirks.
First, there had been Mrs. Peterson with her seven cats and fifteen grandchildren. She had been bright and sunny, always bringing Derek cookies and pies and other baked goods.
She used to play oldies at all hours of the night. She claimed it was the only way she could stay asleep for more than a few hours at a time.
She eventually moved out of the building in order to live with one of her grandchildren in Florida. Her seven cats went with her.
Mr. Twain was his next neighbor, a balding middle aged man who was going through a messy divorce. He smoked enough pot to mellow out an alpha on the full moon, the smell seeping into Derek's apartment.
After meeting a nice woman with two kids, Mr. Twain got married and moved out of his apartment. Unfortunately, the stench of cheap pot lingered long after he had left.
His next neighbor was Riley Morris, a single mother of three who worked two jobs. Her dog, a little ankle biting Yorkie, rarely shut up.
Derek wasn't proud of it, but he had resorted to flashing his eyes at the little yapper just to get it to shut the hell up so he could grade papers.
She moved out after getting a promotion that allowed her to quit her second job and move into a small house. Derek never once missed the incessant barking of her damned Yorkie.
Next came Taylor Rhodes, a recent college graduate reveling in all of the luxuries of life. From a downright ridiculous amount of sex to illegal drugs, she embraced all aspects of hedonism.
Of course, that was eventually her downfall. She was arrested only five months after moving in.
The other neighbors weren't exactly worth mentioning, a bickering couple bogged down by asinine gender roles followed by an old teammate of Derek's that was addicted to Netflix and rarely showered.
Then there was his new neighbor. Stiles.
Since you mentioned Grinch I've got to tell you about the dream I had: Stiles lives in Christmas Town and feels like he doesn't "fit" with the other elves, he tries tho. At a festival conference he meets Derek, the werewolf from Halloween Town, and everything about Halloween fascinates Stiles, he visits Halloween more and more and ofc he and Derek fall in love. In the end it's revealed that Stiles isn't an elf, he's a grinch. So he decides to move to Halloween and live with Derek.
Oh my God this is like a crossover between How the Grinch Stole Christmas and The Nightmare Before Christmas (but like, a reverse Nightmare Before Christmas?) and I have to tell you, anon, I am INTO IT. I love the idea of Stiles learning about Halloween and falling in love with both the holiday and with Derek, and finally finding a place where he feels like he belongs.
And I have to make sure everyone has read this fic where Derek is a Grinch and Stiles is a snow elf (which is slightly different than what you’re talking about but equally adorable, and if you haven’t read it YOU SHOULD): Jingle Grouch by aggybird.
